Eagles Nest is an attractive  "leafy" neighborhood with a good midtown location. It has access to busy College Road and all its conveniences and to Beasley Road on the backside which is a connector to a lot of highly traveled back roads such as Greenville Road. Here are some of its characteristics: Mostly Owner occupied secluded lots - lots of trees lots of kids accessible to shopping, churches, restaurants in our area close to Monkey Junction with its big box specialties - Walmart, Lowes, Home Depot 20 minutes to either Wrightsville Beach or Carolina Beach Big yards to store boats and other toys culdesacs that stem traffic pride of ownership - lots of renovation work like the house above on the right - entire front added park nearby to walk dogs, with playground great schools - Holly ...

Check out the photo above. Can you believe this is not a model home? The owners of this very well priced, three bedroom two and half bath golf course patio home in Inland Greens did such an outstanding job of preparing it to sell that it almost defies comparison. So far the folks who've looked at this home, whether potential buyers, Realtors, or neighbors, have all been blown away by how clean and beautiful it is. Another interesting fact: much of the interest has been from folks who already live in Inland Greens who want to share the "secret" of their neighborhood with family and friends who are considering moving to our area or who want to move from a large house in the greater Wilmington region. So I'm throwing out a challenge. If you have a house for sale in Inland Greens that an i...

Happy Easter everyone.  I hope you had as good a weekend as I did.  The weather was perfect in Southeastern North Carolina, and we actually had some pretty good surf.  I went out for a few hours yesterday and was very rejuvenated.  The water temperature is approaching 60 degrees, and it feels pretty good once you get used to it.  Anyway, thats not what I want to talk about. Isn't it amazing how things have changed in just a few short years.  Everyone is twittering, facebooking, Linkedining, and whatever other social media people use.  I think this is pretty cool to an extent, but who agrees with me that it can be a bit overkill.  I love the internet and all the capablities that it provides us, but I don't want to know what everyone thinks about everything they encounter during the day. ...

It was only a matter of time before the web community created a contest like this….Find the ugliest website in existence. MyWebsiteBites.com launches an innovative new contest encouraging anyone and everyone to submit the ugliest websites to mywebsitebites.com, then vote on the most unattractive site on a scale from “sour” to “totally bites.” The winner of the first annual My Website Bites 2009: A Contest for Ugly Websites will receive a FREE re-designed website valued at $5,000. This huge sailing ship is docked at the foot of Market Street on the Cape Fear River. It has been docked here for over a month. It was hand made 20 years ago and is a sight to see. With its huge masts and very thick mahogony rails it is amazing to see such handiwork. If you are in town during the Azalea Festival this weekend it is a worth a look. You can walk the gangplank and enter the ship and take a tour. See the old fashioned bed on the aft end and see the incredible mast system on the port side. The handiwork on the boat is incredible. The crew is a religious sect - some family members that work the ship together. They are a communal group where the work, food and living quarters are all shared. It is certainly worth a look. The ship is expected to be docked in Wilmington through t...

LOOKING TO HIRE BUYER'S AGENT FOR REAL ESTATE TEAM IN WILMINGTON, NC We receive more quality leads daily than we can handle and are looking for an aggressive buyer's agent to join our team. These buyers are looking to purchase in Wilmington, at the beaches and in Pender and Brunswick Counties.  This is a great problem to have wouldn't you say?    Many of these buyer's are ready to purchase, many need nurturing and constant communication.  Many require us to do research. So why are we running this ad?  We need a NC Licensed, experienced REALTOR to work with us.   There are a lot of responsibilities that come with this position.  First, you only get paid when you have a closing and that would be at a high split.   You have to work  some long hours,  some weekends, and evenings many times....

You can tell quite a bit about a city, or town, or region by the festivals held there. If there are lots of fun things to do, people are more likely to want to live in a particular area.  In Wilmington, NC we have the "Wing Flig" this weekend.  I'm a little bummed out because I won;t get to make it, but the Wing Fling is a yearly event held at High McRae Park where local restaurants enter a contest to see who has the best chicken wings.  There are bands playing, and a few vendors, and people can buy tickets to judge the wings.  You can bring a cooler, or whatever, and enjoy a day in the park eating chicken wings.  We also have a "Chili Cookoff", which is similar.  Azalea Festival and RiverFest are our two largest festivals, but we have a few smaller ones too, like the Greek Festival, Pi...

This is an awesome opportunity to own a patio home right on the golf course at Porters Neck Planation in Wilmington, North Carolina. The house backs up to the course but is set back far enough from the cart path that you still have privacy. Super split floor plan and lots of living spaces inside and out. Three bedrooms, two full baths, two car garage, and a great neighborhood. There's a semi-formal dining room, living room, family room, breakfast area, big kitchen, screened porch, patio .. . . the list goes on and on. When I've shown it people have gasped at the size of the master suite. Come take a look. Priced now at $310,000 this house is now having one or two showings a day so it won't last long.

You'll want to check out this great patio home convenient to Wrightsville Beach, shopping, and highways, yet in a quiet neighborhood. Totally redecorated and ready to move in! The owners just re-painted, put in upscale new carpeting, replaced lighting fixtures and cabinet hardware. They even replaced any even slightly fogged windows. On the golf course, private and quiet.

On February 26, 2009, the Wilmington Regional Association of Realtors Equal Opportunity and Cultural Diversity Committee hosted their first Minority Professional Networking Event. The event was held at the St. Thomas Preservation Hall in Downtown Wilmington. It was a great success!   The Wilmington Professional Minority Networking Group in Wilmington, NC was started by Shann Coleman a Nuclear Engineer at the GE Facility located in Wilmington, NC. The group boasts more than 500 members and is a great place to meet professionals to make both business and personal connections. The Equal Opportunity and Diversity Committee heard about Shann and his group and knew immediately it was something they wanted to learn more about and work and be a part of.   The event included an introduction by...

What is it?  And do I qualify?   The up to $8,000 (or 10% of purchase price, the lesser of the two) credit does not have to be repaid.   If the home is sold within 3 years of the purchase date, the tax has to be repaid.  It is for first-time homebuyers purchasing a primary residence... first-time homebuyer for this instance means you have not owned a primary residence for the past 3 years.  Married couples earning less than $170,000 Modified Adjusted Gross Income, single people earning less than $95,000 MAGI qualify for some form of the credit. These are just a few of the details.  The best source of information I have seen was put together by the National Association of Realtors. http://www.realtor.org/wps/wcm/connect/f6ee3f004d2465a491f6f526a9949436/government_affairs_homeb_tax_credit...
