 Waxhaw | Weddington | Marvin (28173 Zip Code) Housing Market Snapshot: July 2019 Waxhaw (28173 zip code) real estate report/snapshot for July 2019. The Waxhaw area of the Charlotte, North Carolina metro area (the 28173 zip code–encompassing the three towns of Waxhaw, Marvin and Weddington) continued to see tight inventory (dropping 24.5% year-over-year) and a continued decrease (down 3%) in new listings year-over-year. New construction inventory, which has been a "staple" for the Waxhaw area plummeted 51.1% year-over-year.With continued tight inventory and fewer new listings, Waxhaw area remains a seller’s market. Lack of inventory has driven up home prices — 8.1% for resale home year-over-year. And with sellers receiving 98.3% of list price there's not much room for buyers to negotiat...

 Lawson Neighborhood in Waxhaw, NC: Real Estate Snapshot For 2nd Quarter 2019 26 homes sold in Lawson during the Second Quarter 2019, fewer than the same quarter one year ago, however there were also 10 fewer homes listed for sale than one year ago. Average sales price was $441,754 and the median sale price was $434,846. Home sale prices ranged from a low of $300,000 to a high of $653,500. Sellers received 98.48% of their asking price. While days on market were up for the Second Quarter year-over-year it should be noted that two of these 26 homes were new construction and on market 392 and 427 days, skewing averages somewhat, as they reflected the building time.  Cureton Neighborhood in Waxhaw, NC: Real Estate Snapshot For 2nd Quarter 2019 17 homes sold in Cureton during the Second Quarter of 2019. Average selling price was $416,412 and the median selling price was $425,000. Average price per square foot was $128 and Cureton home sellers received 98.94% of asking price on average. Cumulative days on market were 63. However, with the exception of four homes that were on market over 175 up to 277 days, the remaining home sold in under two weeks, on average and five of them in under one week. Because Cureton homes range in sale price from the low $300,000's to the mid $600,000's the decrease in average and median sale prices versus the second quarter one year ago is not necessarily an indication that home values are dropping.   Somerset Neighborhood in Charlotte's Waxhaw AreaReal Estate Snapshot For 2nd Quarter 2019  During the Second Quarter of 2019, seven home sold in Somerset at an average sale price of $400,414 and a media sale price of $393,000. Average price per square foot was $137. Sellers received 100.06% of their asking price on average... which mean virtually NO negotiating on price for buyers who wanted to live in Somerset. Currently, four Somerset homes are in contract at an average listing price of $379,125 which sold in 17 days, on average.   Hunter Oaks Neighborhood in Charlotte's Waxhaw AreaReal Estate Snapshot For 2nd Quarter 2019 23 homes sold in Hunter Oaks in the the first half of 2019 at an average selling price of $438,278. Median sale price was $430,000. Average price per square foot was just under $136.  Homes took 45 days to sell on average, although just over half (12 homes) sold in under two week, with most of then in under 10 days. Sellers received 98.95% of list price showing how little negotiating leerage home buyers in Hunter Oaks have had this year-to-date. And as the chart below shows, during the second quarter 2019 home list and sale prices increased compared with the same quarter one year ago.  2019 Community Of The Year, Millbridge in Waxhaw, NCReal Estate Snapshot: 2nd Quarter 2019 As the Millbridge Real Estate Snapshot below shows, both sales and list prices of homes in Millbridge were up during the 2nd quarter of 2019 compared with the 2nd quarter of 2018. New listings are up slightly year-over-year, as are the number of closed sales. Average days on market have also increased over the second quarter of 2019, but it should be noted that a big portion of sales in Millbridge is new construction where it's expected that days on market will be longer.
