Lawson Neighborhood in Waxhaw, NC: Real Estate Snapshot For 2nd Quarter 2019 26 homes sold in Lawson during the Second Quarter 2019, fewer than the same quarter one year ago, however there were also 10 fewer homes listed for sale than one year ago. Average sales price was $441,754 and the median sale price was $434,846. Home sale prices ranged from a low of $300,000 to a high of $653,500. Sellers received 98.48% of their asking price. While days on market were up for the Second Quarter year-over-year it should be noted that two of these 26 homes were new construction and on market 392 and 427 days, skewing averages somewhat, as they reflected the building time. Nine of the 26 sold homes sold in under one week. The lower sales and listing prices during the Second Quarter 2019 should not...

Cureton Neighborhood in Waxhaw, NC: Real Estate Snapshot For 2nd Quarter 2019 17 homes sold in Cureton during the Second Quarter of 2019. Average selling price was $416,412 and the median selling price was $425,000. Average price per square foot was $128 and Cureton home sellers received 98.94% of asking price on average. Cumulative days on market were 63. However, with the exception of four homes that were on market over 175 up to 277 days, the remaining home sold in under two weeks, on average and five of them in under one week. Because Cureton homes range in sale price from the low $300,000's to the mid $600,000's the decrease in average and median sale prices versus the second quarter one year ago is not necessarily an indication that home values are dropping. Rather, it's more the...

With continued tight inventory and fewer new listings, Waxhaw area remains a seller’s market. Lack of inventory is putting a strain on closed sales. With median days on market lower (18 days) it's clear that homes continue to sell quickly. Resale homes are selling in 28 days on average, down 9 days year-over-year. It is the new construction, which we expect to have longer days on market, skewing the average days on market to 51 and ma...

SORRY, TOO LATE IN CURETON (WAXHAW) PART II Well, in case you missed Part I of this impressive home in Cureton going under Contract, in a nutshell, we captured our buyers at an Open House - Day 1 on the market! We knew the top ranked school assignments and the fact that this lovely home is situated on one of the most desirable lots in this quiet section of Cureton, would bring us a quick buyer and...it did!  Fast forward two weeks - the appraisal and inspections were completed. All seemed to fall right into place but, the agent notified us 48 hours after the last inspection that the radon levels were elevated.   Well, I've sold several homes in this community and never had elevated radon levels so, that was the first hint that this elevated radon test result could be a false high. I've ...
