New listings also increased year over year, much of it new construction. Averge days on market were down by one day at 68 days versus the same quarter one year ago.  Lawson Neighborhood in Waxhaw, NC: Real Estate Snapshot For 3rd Quarter 2019 27 homes sold in Lawson during the Third Quarter 2019, six fewer than the same quarter one year ago, however there were also six fewer homes listed for sale than one year ago. Lack of new listings was also reflected in the drop in average days on market, which were down 11 days to 30 days compared with the same quarter one year ago. 3rd quarter months supply of homes in Lawson stood at barely one month.   Somerset Neighborhood in Charlotte's Waxhaw AreaReal Estate Snapshot For 3rd Quarter 2019  During the 3rd Quarter of 2019, eight homes sold in the Somerset neighborhood. Median listing and sale prices increased versus the third quarter of 2019, while median days on market decreased. Although average days on market were up slightly, homes in Somerset, nonetheless, sold in about two weeks, on average. Somerset home sellers received 100% of list price in final sale price, much as they did in the first and second quarters of 2019.   Hunter Oaks Neighborhood in Charlotte's Waxhaw AreaReal Estate Snapshot For 3rd Quarter 2019 14 homes sold in Hunter Oaks in the 3rd quarter of 2019. Both average and median home sale prices increased compared with the 3rd quarter in 2018.  Homes took 30 days to sell on average, down 11 days compared with the 3rd quarter of 2018. Average sales price was $441,754 and the median sale price was $434,846. Home sale prices ranged from a low of $300,000 to a high of $653,500. Sellers received 98.48% of their asking price. While days on market were up for the Second Quarter year-over-year it should be noted that two of these 26 homes were new construction and on market 392 and 427 days, skewing averages somewhat, as they reflected the building time.
