First of all, you get a larger discount on the home you’re buying than the ‘hammering’ you take on the home you are selling.  The gap between the two home prices narrows.  If you own a ‘formerly’ $100k home that sells for $90k due to a 10% market decline, then the $200k home you wanted to move up to has dropped to $180k.  The result is the price differential dropping by $10,000!  Many times the more expensive home drops by an even greater percentage, making your savings larger.   Secondly, when the economy is in distress, the cost of mortgage money usually declines.  This allows you to finance the larger home purchase for a much lower cost.  A 1% drop in mortgage rates gives you 11% more home for the same payment!   Thirdly, I have always maintained that real estate is a ‘10-year play’....

Saturday started very sweet. This morning the kids all got up to the smell of my making them waffles. I decided to do something a little different since today was the opening day of Middle School football. I made the 3 musketeer's waffles but I made them a little special. Being that I have a daughter, I made her waffle a little girly, but the boys got "Allstars" since they love sports so much. We went to the football game with high hopes that our Piedmont Panthers would win against the Cuthbertson Cavaliers, but that just was not the case today. We ended up losing 0-6. It was a hard fought battle, but in the end and one long play, our balls were handed their first loss of the season.  After the defeating afternoon, I decided that it was my job to make everyone feel a little better about...

This past weekend I was out with a buyer who has been preapproved up to $350,000. Our real estate team set them up a search last week and they narrowed the over 150 homes to a list of 7. Some were not in the right area, some were to small, some had vinyl siding and some were just not their style. I am most happy when a buyer takes homes off of their list because that makes it easier for me to determine what they find most important in their next home.   Ok, back to the topic of this post. Waxhaw NC Real Estate Market Report—April-June 2010 How did the Waxhaw NC real estate market fare in the second quarter of 2010 and how did it compare with 2009? The number of homes sold in Waxhaw NC during the second quarter 2010 more than doubled the first quarter home sales.  The average sales price of those homes rose almost 4%.  The average sales price in the second quarter remained slightly lower than the 2009 average sales price. Pending home sales in Waxhaw fell by 40% in May, which is the stat that is making all the headlines.  While that is disappointing, the impact of the deadline for the First Time Home Buyer Tax Credit at the end of April drove sales to record levels, which inevitably led to the May figure.  In April, 52 contracts were agreed upon for homes in Waxhaw and it was followed up only by 31 in May.  In April 2007 (at the height of the Waxhaw real estate market), only 14 homes went under contract during the same period.   Historically, May 2010 was among the best months for real estate sales in Waxhaw.  Sixty-nine homes closed in Waxhaw at an average sales price of $422,753.  May 2007, 10 more properties closed but at a sales price of only $413,741.  Of the homes that closed, 30% were bank-owned f...
