Another Happy Ending in Waxhaw!A family, referred to me in January, had very specific but, increasingly common home-buying needs. They needed to find a large home for their larger (and still growing) family as well as one that included plenty of space for an ADU for aging parents. An ADU is also referred to as a Granny Flat or a Tiny House and it needed to be on the same property so that the parents could have their independence, yet allow for their family to care for them. It's a convenience that more and more Charlotte homebuyers are searching for. First, lifestyle (including schools) was important to this family and we narrowed down their search to the Waxhaw & Weddington areas. We didn't have to tour many homes because the lot plat was most important to them and a quick drive-by eli...

Lawson neighborhood's sales stayed strong year-over-year from 2015 to 2016 to 2017 with an increase in both the number of homes sold each of those years and the average selling price for homes. In 2016 and 2017 about 20% of total sales were new construction homes, which helped pull up average sold prices. The average selling price as a per cent of listing price has also gradually increased year-over-year. In 2017 sold prices ranged from a low of $249,900 to a high of $725,000.  It's worth pointing out that as of the start of 2018 Mattamy had nine homes under construction with an average list price of just under $727,000. Meantime, Lennar Homes have five homes under construction as the year started with an average list price of $480,000 (up year-over-year). This new construction will co...

2017 Home Sales Review For The Cureton Neighborhood In Waxhaw, North Carolina The Cureton neighborhood in Charlotte metro area's Waxhaw continued to see brisk sales throughout 2017. Home prices increased by almost 10% from 2015 to 2016. They were lower in 2017 than in 2016. However, a lot of this can be attributed to the fact that there were fewer new construction sales in 2017 than in the two prior years. New construction sales are typically higher in average price point versus resale homes and thus impact average sales prices in any given year. And the more new homes that sell, the greater their impact on average sale prices. Namely,  In 2015 new construction sales totaled 10 with an average sale price of $536,798 (considerably higher than the overall average for the community). And ...

Home sales in the Waxhaw neighborhood of Hunter Oaks during 2017 remained in line with sales of the prior two years... the number of homes sold from 2015 to 2017 stayed steady at 54-55 homes each of these three years. Not much of a change in home prices from 2016 to 2017, but home prices were up versus average prices in 2015. Because Hunter Oaks has such a wide variety of home styles and sizes, home prices can vary from year to year depending on which combination of homes are sold in any given year.  Hunter Oaks remains a hugely popular neighborhood with many homes selling in under 10 days during 2017 -- proximity to Ballantyne and top Marvin schools being two of the reasons this is a perenially in-demand community.  Hunter Oaks Home Sales Review: 2015 - 2017 Hunter Oaks Home Sales Sum...

A record number of homes sold in the Millbridge community in Waxhaw, North Carolina in 2017 with a total of 164 homes sold and closed. 98 of these homes were new construction homes, whose average sale price was about $10,000 more per home than for a resale home. The 164 homes sold in Millbridge in 2017 were almost twice the number of homes sold in 2016, which saw 89 home sales, 56 of which were new construction homes selling at about a $26,000 premium, on average versus resale homes.  Comparing 2017 and 2016 sales to those in 2015, it's clear that new construction in Millbridge had not yet become the factor it's been in the past two years, which resulted in a considerably lower average price per home sold. With the average year built of the homes sold in 2015 at 2012, it was also clear...
