Despite the overall price drop, the average price per square foot rose 5% to $216 compared with Q1-2024. The list-to-sale price ratio dipped 3 percentage points to 98.3% from the same quarter one year ago, giving buyers slightly more room to negotiate. What softening we saw in 2022 was a 1% decrease in the list to sales price ratio and an increase in average days on market to 17 days.
