New listings increased by two year-over-year to 20 and by one quarter-over-quarter. We saw a shift in Lawson home sales to more days on market and while home prices appreciated year-over-year, they appreciated at a much lower rate than what we've seen in the past couple of years.  Lawson Neighborhood in Waxhaw, NC: Real Estate Report & Community Spotlight 4th Quarter 2019 15 homes sold in Lawson during the Fourth Quarter 2019, two fewer than the same quarter one year ago, however there were also nine fewer homes listed for sale than one year ago. Lack of new listings was also reflected in the drop in average days on market, which were down 4 days to 48 days compared with the same quarter one year ago. 4th quarter months supply of homes in Lawson stood at barely one month. As a result, home sellers received 98.88% of their asking price during the fourth quarter. Median list and sale prices for Lawson homes increased in the 4th quarter 2019 versus 2018, as did average and median listing prices.  Lawson Neighborhood in Waxhaw, NC: Real Estate Snapshot For 2nd Quarter 2019 26 homes sold in Lawson during the Second Quarter 2019, fewer than the same quarter one year ago, however there were also 10 fewer homes listed for sale than one year ago. Average sales price was $441,754 and the median sale price was $434,846. Home sale prices ranged from a low of $300,000 to a high of $653,500. Sellers received 98.48% of their asking price. While days on market were up for the Second Quarter year-over-year it should be noted that two of these 26 homes were new construction and on market 392 and 427 days, skewing averages somewhat, as they reflected the building time. Lawson, a Charlotte neighborhood where history is preserved.
