As of today, there are 1,061 single family homes for sale in the Pinehurst area MLS.  That's a little higher than we would see in in normal market, but it's actually down slightly from the same time in June (1,073)and the time in May (1,084).  The best news is that the number is going down not up.  The home buyer tax credits had a mild positive effect on our market, but that's essentially gone so we are not likely to have any more artificial forms of stimulus in the near future.  Of course, there are some exceptions that will cover buyers who had contracts but could not close by June 30 - and and there are certain extensions that members of our military can take advantage of.  We'll be watching the market closely to see if it continues to improve.  The inventory levels tell us a lot, so...

Before purchasing or building a vacation home, make sure you do your homework. Finding a picture-perfect setting for future getaways is possible, but it takes a lot of planning and research. As you're evaluating vacation property, use these four tests: Does the community have the amenities, climate, recreational and cultural activities you enjoy? Does it promise years of enjoyable living without unexpected changes in the character of the community or neighborhood? Are there physical or legal restrictions to stop construction of the home? Does it have a special character that will make you want to spend your valuable vacation time in the same place each year? If you're building, assess what it will take to put a house on the site and what regulations you'll have to abide by. Ask the loca...

Pine Needles Lodge & Golf Club is a classic place in the history of golf in America.  Owned by the Bell family since the 1950's, the resort has hosted the U.S. Womens Open 3 times.  Peggy Kirk Bell put the place on the map with her legendary clinics for Women, and the clinics are now popular with Men and Children.  The result is a very family oriented atmosphere, with patrons returning year after year.  It is located off historic Midland Road in Southern Pines just 5 miles from Pinehurst.  The Lodge offers great accomodations and it even features grass courts for the tennis purist. The Donald Ross course is challenging and when played from the Pro tees (7,015 yards, 73.5/135), it is very difficult.  The Gentlemans' tee positions are called the "Ross Tees" (6,436, 70.6/126).   The Regula...

Mark Elliott of Elliott's on Linden has opened a quintessential British Pub in Southern Pines at the intersection of Morganton & Broad.  Or at least it's about to open.  We were lucky enough to attend the "soft opening" last night.  The only thing about The Sly Fox that's not 100% authentic is that the FOOD IS AWESOME.  Mark has been perfecting gourmet pub food for years at his Pinehurst restaurant, and now you can enjoy the payoff.  Last night, the waitstaff served guests samples of a lot of the new menu items.  Everything was delicious - and The Sly Fox has probably one of the best selections of great beer anywhere in the Southeast.  Not sure when they will open for good, but don't wait long to dine at The Sly Fox.  You can't miss the place - it's been beautiflly renovated.  For long ...

FORT BRAGG, NORTH CAROLINATwelve miles northwest of Fayetteville, NC, Fort Bragg has it's own highly specialized role in America's modern military arsenals. The base and its companion base, Pope AFB have an overwhelming economic impact on Fayetteville and Cumberland County. Fort Bragg brings 175,000 employees and dependents and an economic impact of nearly $4 billion annually. Fort Bragg is similar to a city because it has its own mall, schools, hospitals, homes, utility works and entertainment facilities.Fort Bragg, established as a field artillery base in 1918 with a congressional allotment of $14.5 million, had fewer than 5,000 people when the United States geared up for entry into World War II. Between 1940 and 1942, the population exploded to more than 100,000.Today, Fort Bragg is...

When you begin searching for a suitable Southern Pines home to buy, it seems as if there are millions of questions to ask. As home buyers we can become so wrapped up in the physical aspects of the house... the rooms, amenities and structure... that we give less attention to quiet issues which may strongly impact our ability to enjoy a home. What kinds of factors will affect your quality of life? The obvious ones are the first to come to mind: the distance to work, the special programs available through the local school system and neighborhood shopping and recreation. Those factors, while important, may not touch the issues specific to your situation. Consider the thousands of families who have an aging parent residing with them. The average age of our population has grown older, meaning...

Misconceptions held by buyers can include the false belief that all lenders, and all mortgages, are pretty much the same. Another common mindset is the mortgage process doesn't start until after you find the house you want and negotiate a successful offer. These misunderstandings are not surprising when you realize that the vast majority of buyers only experience the mortgage process so infrequently.Ignorance is not bliss! If you fail to ask the appropriate questions of your potential lender, you may do serious damage to both your negotiating position and your pocketbook. Questions you should ask every lender before you shop for a house...Will you pre-approve me? This is very important. Negotiating is much easier for the buyer when the seller KNOWS, ahead of time, that you will get your...

January 1, 2010, a new EPA mandate has forever changed the way home air conditioners are serviced and repaired. It was at that time, manufacturing HVAC equipment that primarily utilizes Freon® (also known as R-22 and HCFC-22) was banned, and the nation has begun to use products such as Puron® (also known as R-410A) as the standard refrigerant for air conditioners. This change will impact home owners, buyers and sellers across the country and though most states have specific disclosure requirements in place, prudent real estate practitioners are protecting their clients and managing risk by taking the following steps... a.) Disclose the potential impact of the new refrigeration requirements on all home sales. b.) Negotiate the provision for a home service contract/warranty on each home, ...
