Pinehurst, NC Real Estate News

By Don Price
(Mid Carolina Realty LLC)
There is good news to report locally for the Pinehurst and Southern Pines area in this time of economic uncertainty in our Country.Locally home inventory has increased as lenders have tightened up on lending, but Homes for sale and priced and ‘positioned' correctly for the market conditions are getting offers and closing.Economic conditions that exist and influence markets nationwide do have an impact here in Moore County, NC and the Pinehurst, NC real estate marketplace. However properties for sale that are ‘positioned' correctly in the market are selling, and I expect any piece of real estate properly positioned will sell in an acceptable time period. It is when a Home or piece of real estate is not positioned properly does it linger on the market until it the listing expires, often wi...

Now is a great time to buy in the Pinehurst and Moore County area of North Carolina.  There is plenty of inventory on the market including condos, single family homes, and building sites.  These properties are located in many different communities and subdivisions including golf front, water front, equestrian and gated communities.  Prices range from the mid to upper $100,000 to over $1,000,000 with the average selling price in the mid to upper $200,000's.  Please contact me for more information on housing or just general area information.

This blog starts to really dig into the real estate investing process. The first step is to create a Property Masterlist, moving from very broad categories to a specific house. Create lists that get progressively narrower. The first level in the Masterlist is the County/City. An ideal situation is one where there is a strong job market with a mature housing market and little new construction. This creates a lot of positive upward pressure in the housing market, because demand is high and supply is low or fixed. Another good situation is a county into which many people are moving for retirement. The Southeast has a good mix of both of these factors and will probably continue the trend for a long time. If you had a choice, would you reallly want to live in Buffalo? OK, I'm biased, because...

Here are some questions that I have heard in the past. Do the people in my Mastermind Group (MMG) need to know they're in my Mastermind Group? No.  I have dozens of people in my MMG, but most of them don't know it.  MMG's can be very informal, and they don't necessarily meet together.  Mine never does.  Usually I take someone to lunch and pick his brain.  I try to offer something of value to that person as well.  MMG's are just intentional relationships.  Kimberly George, a life coach in Massachusetts, uses the term Social Capital to speak about leveraging the people you know, similar to leveraging, or borrowing, money.  You are borrowing their wisdom.Should I join organizations that promise to show me how to invest in real estate? If so, which ones?If not, why not? There are many good and...

In "How to Safely Invest in Real Estate. Part 2", I mentioned starting a Mastermind Group (MMG). Here are some quick points about that:Who?RealtorAttorneyCPABuilderFinancial PlannerProperty ManagerBankerIt is vital that you have experts in their respective fields that can give you sound advice. What? They need to be real estate investors. You shouldn't take advice on the stock market from your unqualified neighbor. Don't listen to them about real estate investing either. Why?Although this might be an easy question for many to answer, I am also continually surprised at the number of people who think they can just walk in and start investing in real estate. The sink or swim philosophy might work for a kid at the swimming pool, but it's foolish in the real estate investing ocean, where any n...

Form a Mastermind Group.  Napoleon Hill saw the wisdom in linking arms with others when he wrote Think and Grow Rich.  Find people who understand real estate investing from different perspectives, such as an attorney, accountant, Realtor, builder and a banker, who would be willing to give you advice and guidance.Eliminate Personal Debt.  It is very difficult to invest in rental real estate if credit card bills and car payments are eating up your available credit and your resources.  Suze Orman has some great information on how to do that. http://www.suzeorman.com/. Create extra revenue.  Look for ways to make money on the side to allow you to invest or cover for a vacant property.Read, read, read.  Become a student of the business.  Start reading books written by Robert Kyosaki, such as...

Air Force General Lance L. Smith officially retired Friday, November 9th and turned over the reins of the dual commands of NATO Allied Command Transformation and Joint Forces Command to Marine General James Mattis at an official ceremony aboard the carrier George Washington in Norfolk, VA.  Among the notable officials honoring General Smith at both his retirement ceremony and the change of command were several who noted the general's choice of community for his retirement with more than a little wistful envy.  At the retirement ceremony, both Deputy Secretary of Defense Gordon England and Air Force General Joseph Redden, Retired, suggested that Lance and Linda Smith have chosen well the location for their retirement and wished them well as they head for Pinehurst. And later in the day, ...

My Virtual Tour company is fairly new. I have been looking at ways to get my name out there, get people to use my services, to talk about my company... I have created a tour of my wonderful home town. The area I live in is as unique as the people who live in it. This area is rich with culture and history. It is hard to imagine a place like this until you visit it. It almost seems like it is a little time capsule that is charished by all that live and work here. Please view the tour of the area and give me any thoughts GOOD, BAD, OR INDIFFRENT. I think that my small town is something that all should visit and experience, it's not known to be the golf capitol of the world for nothing... Click Photo to view tour

As the national news media trumpets the grim stats about housing sales, housing prices, housing starts etc. it should be said that real estate markets and market conditions are by their very nature, local.  While it's true that our market is being and will continue to be effected by our relocating buyers' inability to sell homes in Cleveland, or Chicago, Orlando, or Hartford or wherever, the demand for properties in our market remains strong.  North Carolina climate, Pinehurst recreational amenities, the community and reasonably priced properties all provide a strong draw for that "pig in the python" that is the baby boomers generation.  We offer so much of what the current crop of retirees, and about-to-be retirees are looking for, and that, plus the steady flow of military being trans...
