Pinehurst, NC Real Estate News

If you are seeking a great neighborhood in Moore County with a Pinehurst address, consider Pinehurst No. 6.  As of June 6, 2008, there are 48 single family homes listed for sale in No. 6., ranging in list price from $215,000 to $695,000.  Of these, the oldest was built in 1986 and several are brand new construction. Many of these (20 of the 48) have transferrable Pinehurst Country Club memberships.  The subdivision is comprised of many golf front homes nicely situated along the well regarded Tom Fazio designed # 6 golf course, and a greater number of off course homes located on low traffic streets and culdesacs.  Lot sizes are generally between a quarter and half acre in No. 6. Sales volume continues to be lower vs. 2007, and average prices for homes sold in Pinehurst about even with '07 figures.  These figures are impacted by sales of larger, newer homes; this is especially the case with condos in the Pinehurst market with a substantial increase in the number of higher-end units being sold.  YTD volume of single family homes is down by about 35% from the same period in '07; condos are off by about 25%.  Despite the volume declines, prices seem to be holding their own.  Pinehurst continues to reap the benefits of a fairly steady flow of retirees from the north in search of a top notch golf community in a moderate climate.                                                            May ‘08          May '07           YTD '08        Same ‘07   Pinehurst Single Fam...

OK first time home buyer you are excited, aren't you? You can't wait to get into your first home and you start going forward with the home buying process. Buying a home is complicated and this fact can cause you to make a lot of mistakes. These mistakes can be costly, don't fall for them. Don't Understand Financing  Most first time home buyers don't understand the importance of being preapproved on financing. Some people have credit issues which can be worked out in a matter of a few months that can greatly improve your chances of buying the home you desire. With these issues corrected you may even be able to get a lower interest rate which of course can mean lower payments and/or qualifying you for a nicer home.  It is also important to compare mortgages and even talk to several mortga...

Pinehurst NC is a hidden gem as a retirement desitination according to an article yesterday by AOL (May 27, 2008). For those of us who live here, we've known it for years! Pinehurst is an incredible place for "retirees" who want to live an active lifestyle. In addition to golf, every day reveals another thing to do in the area. Best of all, Pinehurst is a great value when it comes to real estate. Home prices start around $200,000 and go all the way up over $3 Million. Our clients who have relocated from all over the country tell us that you can get 2 to 3 times more for your money in Pinehurst than you can in other places. Pinehurst is only about 60 miles from the Raleigh, NC area, the RDU Int'l Airport and the UNC and Duke hospitals.  However, most of us don't make the drive very often...

It is a great time to buy a lot in Pinehurst NC, especially one that carries with it a transferrable membership to the Pinehurst Country Club.  If you are not familiar with Pinehurst, it is the home of the famed Pinehurst golf resort.  Pinehurst has 8 courses in all, and 6 of them come with the Pinehurst membership - including Pinehurst No. 2, where the US Open was played in 1999, 2005 and will be played again in 2014.  The bottom line is that a membership at Pinehurst rivals a membership at a premium club anywhere in the world.  Memberships are available to landowners in Pinehurst - and some of the lots in Pinehurst carry with them a "transferrable membership".  That means that the owner of the lot, at the time of purchase, may join the Pinehurst CC for a transfer fee of $12,000 with n...

Pinehurst and Southern Pines have of course played host to numerous Mens' and Womens' US Open Golf Championships over the last decade, but if you live in Pinehurst, you can make the short drive over to Charlotte every year to enjoy the Wachovia Championship.  It's a favorite among tour players and it is a great chance to see the world's very best players each year since there's only a US Open (either Men's or Women's) every 3 or 4 years.  Charlotte is one of the up and coming cities in the country if you prefer a larger (and getting bigger) city.  If you prefer the quality of life of a small southern town combined with the sophistication of a larger city, come to Pinehurst and Southern Pines for a visit.  It's in the heart of NC golf country, with great real estate values, perfect weath...

Being born and raised in Southern Pines, and having travelled all over, I have to say that we live in the greatest place in the country.  Of course I am partial, as you can tell.  But you don't find many local residents who disagree.  Pin ehurst, Southern Pines and the other area towns are not flashy or pretentious, but there is plenty to do.  Best of all, people who move to the area not only love calling it home, but they become locals in just a matter of months!!  It's because there a local residents from all over the world - and all of them are just as welcoming as those of us who are lucky enough to have been here forever.  If you'd like more information about the area, just give me a call on our toll free number, 800-788-8814.  I am not a real estate agent, but I am the Client Conc...

This month we'll focus on the positives in today's Sandhills real estate market.  Currently the forecast is lining up for the "Perfect Storm" for buyers.  With newly approved federal agency loan limits, historically low interest rates, a healthy inventory of homes for sale and anticipated population growth still on the horizon, this may be the greatest time ever to consider buying a home in Moore County, especially for first time home buyers and second home purchasers.  And, let's not forget the numerous tax advantages of home ownership.Mortgage interest deductions, including in some cases mortgage insurance premiums, reduce home owners' tax liability by reducing income.  The deduction includes interest paid on both first and second homes and may include certain closing costs as well.  ...

North Carolina boasts low real estate taxes in the country - and for the quality of life in NC, the value you get for your real estate tax dollar is extremely high.  For example, a house that was built in 2006 in Pinehurst in a very nice community on a small lake sold recently for $580,000.  The annual taxes for that property in 2088 will be about $4,600.  The house has about 4,300 square feet.  Here's another example - a house that sold in Southern Pines in an older, well establised neighborhood in Southern Pines recently sold for $275,000.  The taxes for that house in 2008 will be approximately $2,550; and the house was a little over 2,000 square feet.  These are approximate numbers, but they are pretty close.   For more detailed info about taxes in our area, go to http://www.mcdevitt...

Buying a condo in Pinehurst as a second home or investment property offers many potential benefits.  Aside from an opportunity to reap the financial benefits of any future appreciation in the property, condo owners have the ability to join one of the most famous golf clubs in the country, Pinehurst Country Club.  A good percentage of the homes in Pinehurst (including condos and townhomes) come with "transferrable memberships."  This means the seller has an active Pinehurst membership on his/her home and that any new owner has the ability to pay a fee (transfer fee) to maintain that membership as the new property owner.  The current transfer fee is $12,000.  Monthly dues for Pinehurst members range from $82 for Social to $335 (Courses 1-6) for Full. Before initiating your search for a co...

More and more, I hear from serious buyers how appealing Pinehurst NC is compared to so many other golf towns throughout the country.  Here's a sampling...."Myrtle Beach is great, but it has become way too crowded and expensive over the last 10 years."  "Pinehurst is unique in that it offers unmatched southern charm and tranquillity with spectacular golf and amenities."  An added "bonus" is the affordablility of golf memberships.  When compared to other prestigious clubs, Pinehurst is an absolute steal!  The transfer fee (paid by new property owners when buying a membership property) is just $12,000 for courses 1 thru 6;  and only an extra $10,000 when buying up for full privileges at Course #7.  And monthly dues for "Full members" remain very affordable at just $335 per month.  But beyo...

When choosing a vacant building lot in Pinehurst nc, southern pines nc or any anywhere else, consider these 10 very important things to do or questions to ask: 1. Ask for copies of all existing real estate surveys and consider getting one of your own to make certain that you are aware of any encroachments, easements, etc. on the property. 2. Find out whether public water is available to the lot when you build a new home.  If so, what's the tap fee?  If not, what is the price range of getting a well drilled? (a range is the best you are likely to get, even from the most reputable companies). 3. Find out if the property has access to a public sewer system.  If so, what's the cost of hooking up?  If not, what is the cost for constructions of a septic system and what is involved in the perm...
