Single Family sales volume continues to be lower vs. 2007 for both monthy and year to date figures, down 66% and 36% respectively. Single family home listing and sales activity in the popular Pinehurst No. 6 subdivision continues to be rather slow compared to prior years.  Between October 6th and December 1st there were five new* listings with list prices ranging between $239,000 and $542,000.  Three properties are pending as of 12/1.  And three sales occured between 10/6 and 12/1, with sold prices of $215,000, $322,900 and $343,000.  Click here to see more details on the above homes. As mentioned in previous blogs, the Moore County (and especially Pinehurst) real estate market is faring very well of late when it comes to price stability.  Several buyer prospects I have worked with recently have asked me about condo and town home price trends relative to single family homes. The answer.....average prices for condos and town homes have been up for '08 vs. '07 in every month I've done the YTD comparisons.  For instance, as of my latest calculation for the end of October, prices are up about 25% over YTD '07.  So, why is this occuring?  The answer is this market has seen a quick increase in luxury condos/town homes coming on the market for the past couple of years.  Communities such as Lamplighter Village, the Villas at Forest Hills and Cotwold are a few good examples. ...

Wow, I just realized that I haven't posted a blog in a month. I have been busy. Thanks to FrontGate, the Keller Williams business model and The Shift training I received. I became busy very quickly. I had business! A fair amount of business with homes going under contract and several more clients with interested buyers.  Now I'm back and everything is moving along nicely with my clients happily in the process of closing on their new homes. I think what I learned from The Shift training is any market is a good market as long as we, as real estate professionals, create a mindset that this is a buyer's market and work it as a buyer's market.  Sure, there is less business but it is important to be able to counsel your sellers. Last night, at our house we had company from out of town.  It's always nice to get together with people who have never been to this area before (Pinehurst, NC) because we get to show them around.  We walked around downtown before dinner and I found stores and places that I didn't realize were here.  After listing the many perks of the area, (43 golf courses within 15 miles, great restaurants, horse country,safety, great people, and  unique shops) I found myself remembering all the things I love about living here.  No matter how large of a city you live in, I encourage you to 'be a tourist' from time to time.  There are undoubtedly great places you haven't been before.  I have a greater appreciation of Pinehurst, and I am excited to check out some new places, just down the street.  There...
