The annual town Christmas Parade was held in Southern Pines today, and the turnout is sure to have been the highest ever.  It was great to see so many people with their friends and family to celebrate an annual tradition in greater numbers than ever.  With the media constantly trying to convince us that the sky is falling, it was refreshing to be among so many people marking one of the many traditions that make Southern Pines such a wonderful place to call home.  We've got a lot to be thankful for even though the economy is struggling.  Today was a reminder that things will get better!!  If you missed the parade, try and make it next year if you are in the area.  For more information about local holiday events, please get in touch with us at 800.788.8814 toll free or 910.693.7901 locall...

Give yourself the gift of new clients for Christmas.  You've been good all year and deserve it.  Unfortunately, there is not a Santa that will bring you new clients on Christmas morning.  There might not be a client Santa, but there are plenty of client elves though.  There are plenty of resources to help you get new clients.  It starts with marketing though.  If potential clients are unaware of all that you can offer them, how can you expect to gain their business?  Marketing might remind you of annoying jingles and commercials that you would rather fast forward through.  However, it is simply communication.  It can be direct (one-on-one), or mass, but it is still communication.  Sharing yourself with your target market.  They will only know what sets you apart from your competition be...

As mentioned in previous blogs, the Moore County (and especially Pinehurst) real estate market is faring very well of late when it comes to price stability.  Several buyer prospects I have worked with recently have asked me about condo and town home price trends relative to single family homes. The answer.....average prices for condos and town homes have been up for '08 vs. '07 in every month I've done the YTD comparisons.  For instance, as of my latest calculation for the end of October, prices are up about 25% over YTD '07.  So, why is this occuring?  The answer is this market has seen a quick increase in luxury condos/town homes coming on the market for the past couple of years.  Communities such as Lamplighter Village, the Villas at Forest Hills and Cotwold are a few good examples. ...

Wow, I just realized that I haven't posted a blog in a month. I have been busy. Thanks to FrontGate, the Keller Williams business model and The Shift training I received. I became busy very quickly. I had business! A fair amount of business with homes going under contract and several more clients with interested buyers.  Now I'm back and everything is moving along nicely with my clients happily in the process of closing on their new homes. I think what I learned from The Shift training is any market is a good market as long as we, as real estate professionals, create a mindset that this is a buyer's market and work it as a buyer's market.  Sure, there is less business but it is important to be able to counsel your sellers. Let them know that it is far better to be competitive now in pr...

Last night, at our house we had company from out of town.  It's always nice to get together with people who have never been to this area before (Pinehurst, NC) because we get to show them around.  We walked around downtown before dinner and I found stores and places that I didn't realize were here.  After listing the many perks of the area, (43 golf courses within 15 miles, great restaurants, horse country, safety, great people, and  unique shops) I found myself remembering all the things I love about living here.  No matter how large of a city you live in, I encourage you to 'be a tourist' from time to time.  There are undoubtedly great places you haven't been before.  I have a greater appreciation of Pinehurst, and I am excited to check out some new places, just down the street.  There...

We've all been to restaurants, stores, or hotels and had a bad experience.  You remember the bad, and you tell more people.  There is endless supply of companies selling the same thing.  One might be selling a service, another a product, but those services and products don't often vary widely to their direct competition.  Take casual dining for instance.  They offer similar foods, at similar prices.  One might have a certain menu item you might prefer, but essentially, they have few differences.  What might be the main one that would keep you coming back for more then?  Customer service.  They can't vary widely in their food selection, because they are limited by cost, so what can they do to get repeat and satisfied customers?  Treat you right; I know that's how they get my business.  R...

Do you feel like you have enough time to create the kind of marketing materials that are not only effective, but are creative and professional?  Unfortunately, we all wish we had more time.  More time to accomplish professional goals, and more time for our loved ones.  When I worked at a real estate agency, creating marketing materials for the agents, I noticed two things.  Agents don't have time to create all the marketing materials they need to take them to the next level, or they aren't familiar enough with the programs to best create those materials. I saw in a lot of cases, it was a combination of the two.   Here at Marketing Solutions, we have the time create effective marketing materials, and we love doing it.  We can help you save time, and achieve your professional goals. Our u...

More frequently, I come into contact with propective buyers seeking a luxury condo or town home.  The Pinehurst market is starting to increase the supply, but spacious and modern luxury condos still represent a small fraction of the total condos in the Pinehurst area.  For purposes of this blog, let's define luxury condos as being over 1,600 square feet, newer than 1984 and over $230,000.  That effectively filters out the large number of small and dated condos that often come on the market inside Pinehurst.  For those of you looking for an affordable Pinehurst CC membership condo, click here. In the luxury bracket inside Pinehurst you will find the following cond/town home subdivision:  Click on any to view the current inventory.
