Power & Associates, the renowned global marketing information services company, announced that for the second consecutive year, Keller Williams Realty ranks highest in Customer Satisfaction among home buyers. National and Local Housing Markets Gaining Traction...  Existing home sales in Moore County, NC rose in June to the same level as June 2008, according to the Pinehurst-Southern Pines Association of REALTORS® Nationally, new home sales rose last month at the fastest pace in more than eight years, a sign the real estate market may be gaining traction, according to economists.  Historically low interest rates coupled with a federal tax credit for first-time homebuyers helped propel sales to their highest level since November, the Commerce Department reported Monday.  Locally, the Pinehurst-Southern Pines Association of REALTORS® reported 107 homes sold in June, compared to 106 during the same month a year ago. The US Golf Association recently announced that the Women's US Open will be held at Pinehurst in 2014 on the Pinehurst No. 2 Golf Course.  The tournaments will be held back to back in June 2014. This is great news for Pinehurst, Southern Pines and the entire area, which is a great place to live. Sometimes I have clients ask me, "Does it snow in Pinehurst?"  Well, here's your answer, yes once every few years we get a snow. This is what I woke up to this morning.  Isn't it beautiful? This is the average Pinehurst, NC snow fall, about 3-4 inches or so. By tomorrow it will be gone. So kids dust off your sleds and use them while you can. I'll never forget that my daughter was five years old when she saw her first snowfall.  It was larger than this one, we spent a couple of days sledding down a grassy hill and she had a blast, that is until she slid right into a creek and totally disappeared from sight! The current level of inventory compared to units sold in the fourth quarter is creating a higher than normal absorption rate.  The high absorption rate signifies that Pinehurst is in a buyer's market.   Note:  Absorption rate is used to follow market trends.  It is the number of weeks it will take to sell current inventory at the rate of present sales. So, what is happening with home prices in the popular golf town of Pinehurst, North Carolina?  The numbers below give you monthly comparisons for single family and condos inside Pinehurst for December '07 and '08, as well as annual comparisons.  Since we have complete calendar year data, let's focus on the annual figures.  Single Family sales volume for 2008 in Pinehurst was down 36% from 2007.  However, the average sold price is up just a bit for 2008 at about 1.2%.  This data suggests that the Pinehurst market has fared very well vs. many other regions throughout the country.  Yes, we have slowed, but so far it has not had a negative impact on prices.  For condos, the data you see has been influenced by the increase in higher end new condos  and town homes sold in the Pinehurst market...

Orchids have been my "calling" and through most of the winter I have a couple of orchid plants blooming.
