This is great news for our local real estate market - the number of single family homes for sale in the Pinehurst-Southern Pines area MLS is down to 950.  It will rise as 2010 gets rolling, but it helps to start the year well under the 1,000 mark.  All indicators support the prediction that 2010 will outperform both 2008 and 2009.  The question is: when will higher interest rates begin to kick in?  If rates remain low through the prime selling season (April - July), then 2010 could be a GREAT year for local real estate.  Pinehurst is such a great value, so we have a built in feature that helps sales if rates remain low.  We still have a much higher inventory level of homes priced over the $500,000 level, but below $500K, the inventory levels have really contracted.  The Southern Pines N...

Juniper Creek Townhomes are located just northeast of the Pinehurst traffic circle right off Juniper Creek Blvd., the main drive inside the Pinehurst No. 6 Subdivision.  Many of these townhomes, built in the 80's and 90's are golf front or have nice golf views.  There are both 3 bedroom and 2 bedroom plans, and interior square footage ranges from about 1,000 to 1,500.  Some units have single car attached garages.  Many of the townhomes in Juniper Creek come with transferrable Pinehurst CC golf memberships allowing for golf privileges at course's 1-6.  The current transfer fee is $12,000.  These units are very affordable and range in price from about $150k to $180k.  They make an excellent Pinehurst golf getaway vacation unit.  Some owners also rent them out short-term to defray ownershi...

One of the most popular neighborhoods in the Pinehurst market is Village Acres.  Village Acres (a.k.a. The Gun Club) is a fairly large subdivision mostly comprised of smaller homes in the 1,200 to 2,500 s.f. range.  Located in a very convenient area close to the FirstHealth campus, Village of Pinehurst parks and the Pinehurst greenway system (5 miles of town maintained trails).  You can access the neighborhood at two locations off of Hwy 15/501 just north of the traffic circle; off Hwy 211 on Gun Club Road and off of Murdocksville Road.  This is an excellent neighborhood for first time homebuyers.  The commute is still close enough to Fort Bragg, so military families wanting to live in Pinehurst often consider options in Village Acres. With the end of the year approaching, there are 985 single family homes on the market in the Pinehurst Area MLS.  Inventory levels dropped under 1,000 a few weeks ago and remained low.  That is a great sign for our market.  The holiday season partly accounts for the drop, but home sales have recovered somewhat in the 4th quarter of 2009.  Plus, builders are hesitant to get back into the spec home market just yet.  We'll have a better sense of the shape of the housing recovery in the Pinehurst area by the end of the 1st quarter of 2010.  Expect inventory levels to rise in 2010. But if never goes over 1,100 in 2010, then you can expect normal inventory levels to return in late 2010 or by the Spring of 2011.

Fairwoods on 7 is a gated luxury golf home community, its golf course (Pinehurst No. 7) is part of  Pinehurst Country Club.  The community is located in a very convenient spot, and can be accessed off Hwy. 15/501 just south of the Pinehurst traffic circle or off of Midland Rd./Route 2 east just before reaching the circle. It's just a short drive to the heart of the Village of Pinehurst.  Playing privileges at #7 do not automatically come with the standard Pinehurst membership (course's 1-6).  Pinehurst members have the opportunity to pay an additional $10,000 initiation fee to belong to the course and a nominal amount of incremental monthly dues.  For those individuals or couples looking to play a lot of golf, "buying up" for privileges at 7 is a great decision.   Homes in Fairwoods on ...

There seems to be a trend occuring in our area (and in all liklihood in many other reasons) of home searchers deciding to purchase smaller homes.  I'm sure some of it has to do with closer evaluation of how much space is actually "necessary" versus "nice to have" overflow/storage space.  After all,  more square footage normally translates to higher costs for electricity and maintenance.  Assuming this trend continues, we would expect to see significant growth in luxury condo/townhome purchases.  Most of these offer full exterior maintenance and lawn care, a big plus for many people looking to retire or semi-retire to our area. Though new construction inside No. 6 has slowed versus past years, you will still find an inventory of new homes in the community.  As of Dec. 9th, 2009, 42 homes have sold within Pinehurst 6, ranging in price from $160k to $505k with an average sale price of $282,006..  During the same period last year, 47 homes sold, ranging from $215k to $650k, with an average sale price of $310.070.  The declines in price and volume are just slghtly higher than those for Pinehurst city wide year to date. Whether you are a prospective purchaser or current homeowner in Pinehurst NC, you're probably wondering how are market has been faring so far in 2009.  The numbers below give you monthly comparisons for single family units inside Pinehurst for November '09 and '08, as well as YTD through November 30th.  Not surprisingly, the YTD average sales price shows a decline of about 6%.  Sales volume so far in '09 is down about 11%, and average days on market has risen to 160 from 138.  Many regions throughout the U.S. are experiencing similar or even more severe price and volume declines.  Interestingly, when comparing November '09 to November '08, we saw a fairly big jump in number of units sold this year.  The big question is.....will that monthly uptick continue in the coming months?  We shal...

The inventory of single family homes in the Pinehurst area MLS is dropping weekly and is about to go below the 1,000 mark for the first time in 2 years.  The Pinehurst MLS includes Southern Pines, Whispering Pines, Aberdeen and all of Moore County, NC.  The decline represents improved home sales since Sept; and some sellers simply withdraw their listings from the market as the holidays approach.  But at this time last year, the single family home inventory was well over 1,000.  As of today (Dec. 1 2009), there are 1,002 homes on the market.  In a normal market at this time, the number should be around 900.  The other good news in our market is that some builders are planning to resume building spec homes in 2010.  The best new homes have been picked over and most of the best spec homes,...
