Is it worth it to even try to sell a house in the winter? Do houses in Nags Head ever sell in the winter? Is winter a good time to sell my house in Nags Head? Stop worrying and go ahead and put it on the market for sale. Home sale activity stays fairly active throughout the winter at the beach. Often, busy professionals find it more convenient to shop for an investment property during the winter when traffic and vacationers do not get in the way. Winter shopping for homes in Nags Head is only restricted by the weather back home, which sometimes keeps the buyers trapped up north. The 3 graphs below show the number of homes sold in each month in Nags Head from July 2014 thru July 2015. Winter sales in Corolla peaked around Jan 15 and then dropped off until February when sales began to pick...

Beach house owners considering selling might ask, 'Does it matter when I put my home up for sale in Nags Head?' In most home towns, the sale of a residential home would be timed around the closing and opening of the schools with nothing happening in the winter. Not here at the beach. The difference here in Nags Head is the timing of the school sessions doesn't matter to people buying a second home. No moving of people or belongings is involved as the second homes are mostly sold fully furnished and already in a rental program. So, looking at the chart below, you can see that for the year 2014 home sales peaked in mid May and mid September. Let's look at this a little closer. The sales activity started to pick up in February and continued at a fairly brisk pace until mid May. The graph tra...

Property owners in Nags Head are still waiting for the real estate market to turn around so they can start to recoup some of the equity they lost in the crash. Home prices have stopped spiraling out of control like a piece of paper in the toilet,  and the beginning stages of leveling off have begun, but home prices in Nags Head have not started to go back up just yet.Still, the Nags Head home sales activity is consistently strong and in some areas the sales activity is the same or higher than it was in 2005 during the height of the real estate boom. More homes sold in Nags Head on the oceanfront and on the sound-side during the 1st half of 2015 than sold in the 1st half of 2005 and homes in between the roads have doubled over last year..All this sales activity is creating some demand an...
