The General Assembly of North Carolina has passed Senate Bill 683 SL 2010-177. This is more great news for Cherokee County, NC and property owners selling their land with existing permits in hand. See the updated chart below as this revised bill has extended the permits for another year. There's no paperwork or cost involved so make sure to stop in your building (or health) department where your permit was issued, and find out if your property is affected by this new bill and have it extended on paper. These are based on the date the permit was issued, not the expiration date.  Lee & Carol Barbour ~ Mountain Living Team www.MurphyMountainLiving.com

Things To Do In Murphy North Carolina The Birds and The Bees - Literally   Living in Murphy North Carolina, some of my favorite things to photograph are birds, butterflies and, of all things, bees!!  Bill just laughs when I tell him to “watch where that butterfly goes while I get the camera”. I am sure I look quite silly following them around the flower bushes trying to get the perfect shot.     For Mother’s Day last year the kids got me some butterfly bushes.  I am sure it was at Bill’s urging so that he didn’t have to stand guard while I ran for the camera.     I hope you enjoy these!      Signs The Economy Is Improving In Murphy North Carolina   Regardless of what the media is reporting, there are signs the economy is improving in Murphy North Carolina.  In just a few weeks, Krystals will be opening on Highway 64.  Joining the strip with Wendy’s, McDonalds and Pizza Hut, Krystals must be looking into their “crystal ball” and know that things are looking up! Another sign the economy is improving in Murphy - Just last week, La Palma, a new Mexican Restaurant, had their grand opening at 71 Tennessee Street in downtown Murphy.  Not only are they serving up your favorite Mexican dishes, they are also serving beer, wine and the Mexican Must Have drink - the Margarita!       Yet another sign the economy is improving in Murphy - Sometime around Black Friday, the day after T...

Things To Do In Murphy NC A Day Trip To Cades Cove Tennessee The Great Smoky Mountains National Park is one of the most visited National Parks in the United States.   I have great memories from my childhood of visiting the Indian Village of Cherokee, camping in Smokemont with my grandparents and driving along the Blue Ridge Parkway. We visited Cades Cove today, a beautiful 110 mile drive from Murphy, it makes an excellent day trip when you’re visiting the area.   At one time the abundant wildlife drew in the Cherokee Indians.  Later, those same hunting opportunities drew in the European Settlers who made the area their home.  They built homes, churches, and businesses and farmed the land for generations.   Now the property belongs to the National Park system.   The main "attraction"...

Things To Do In Murphy - Day Trip to Pigeon Forge Tennessee Every September we participate in a memorial ride over to Pigeon Forge Tennessee with our riding club.  We take this ride in memory of a fellow club member who passed away several years ago.   The ride from Murphy to Pigeon Forge is only about 80 miles and takes you through Cherokee and through the Great Smoky Mountains National Park.  It males a great day trip when you’re visiting the area.      This morning we started our day with no particular plans other than to hang out and enjoy the company of friends.  It wasn’t long before someone announced that the Shriner’s Parade was about to take place on the main highway out in front of our hotel.  Several of us decided to walk out and watch it.  Keep in mind that we are from a (ve...

Let's Hear From Another Happy Team Daves Buyer   This is a beautiful story of a couple who had been looking for their dream vacation and future retirement home for years -       It was one of those rare Saturdays when nothing specific was planned.  I decided to catch up on some paperwork and then clean the house.  With the paperwork successfully completed I started to tackle the house. About the time I got elbow deep in my little project the phone rang.  It wasn’t a local number so I knew it had to be someone inquiring about something so I answered it. Imagine my surprise when the caller told me they were in the driveway of one of our listings and wanted to see it. “Sure, no problem” I said.  Not imagining that they meant RIGHT NOW!  “How long will it take you to get here” they asked,...

WE THINK WE CAN - WE THINK WE CAN - WE KNOW WE CAN!!!   Unless my math skills are totally out of shape, today is the day we will reach our first milestone with ActiveRain.   100,000 POINTS!!!!.  Earlier in the year we had set a goal to hit 100,000 points by December 31st.   After the 30 Days In May challenge we reassessed and adjusted that goal to September 30th.   We’ve been closely watching the points accumulate this week and with bonus points from a couple of contests this is what I logged into this morning - A little less than 1200 points and we will be there.  A little quick math reveals that with 250 points for comments and five posts made today (maybe even four depending on the actual points assigned) the goal would be realized.     Can you feel the EXCITEMENT!!!!!   This is post...

THINGS TO DO IN MURPHY NC  -  THE BEGINNING OF A SERIES We have had the idea of producing a “Localism Series” about Things to Do In Murphy NC to generate interest in our area.   Recently, at the end of our ActiveRain MeetUp,  we had the opportunity to run the idea by Catherine Rayburn-Trobaugh. Cathy, as she is affectionately known by her friends, is an exceptional professional writer, author, educator and, most importantly, a Rainmaker!  Of course, she’s also a good friend and cherished client! Cathy is currently teaching an English Writing Class at the local community college.  What better venue. A breath of fresh air!  With youth comes the ability to rebound from adversity, to enjoy the long days of summer, indulge in spirited romance and, hopefully, in this instance, BE CREATIVE!!...

You know, there are a few nail salons in Murphy and I’ve been to them all, but I’ve got to say that Murphy Nails & Toes is by far my favorite. They have a great location just down from the McDonald's on the way into downtown Murphy, NC and owners, Tommy and Kim Bui, have done a great job in decorating and creating a relaxing atmosphere too.I stopped in the other day and honestly I could have sat in that spa pedicure chair for the rest of the day! Trish did a fabulous job with my manicure and pedicure and I was so pleased with the color she helped me pick out. For some reason that always seems to be the hardest part for me - other than taking the time to pamper myself a little more often. They of course offer Acrylic, Pink & White Solar and Gel nail services and waxing along with manicure...

First Time Home Buyers - Another Happy TEAM DAVES Buyer One of the things that we love about this business getting to help a first time home buyer realize the joy of home ownership.  We got to see that happen today when Keith and Desiree closed on their new home here in Murphy, North Carolina.   Our adventure with Keith and Desiree started a little over a month ago when Desiree was referred to us by a fellow agent in one of the Coldwell Banker High Country Realty regional offices.  Desiree had done her homework and had found a HUD foreclosure being offered at any incredible price.  HUD foreclosures can be some of the most difficult, especially for the first time home buyer.  Their rules and regulations for submitting offers are very complex and must be strictly adhered to in order to ha...

Murphy North Carolina - ActiveRain MeetUp   We had our ActiveRain Meetup on Tuesday September 6th at Shoebooties Cafe in Murphy North Carolina.  There were seven of us who braved the remnants of Tropical Storm Lee to come out for lunch.             Although we live in a small town where almost everyone knows everyone else, new ActiveRain Rainmaker Catherine Rayburn-Trobaugh was able to meet several fellow “rainers” for the first time.  Catherine is the owner of CRT Writing and publishes great daily writing tips.  There have been numerous occasions when I had to re-read one of her “tips” to remember where to place a comma or the difference between affect and effect!!!   We had a great lunch while we laughed, talked about our children (four of the seven of us have young adult children in ...

Fannie Mae Incentives - HomePath Qualified Homes - How Do I Find Them?   Earlier this week I posted a reminder that the Fannie Mae Incentives will be ending October 31, 2011. This means you still have about 3 weeks to write offers on properties that will qualify and be able to close by the deadline.  Several people have emailed and asked how to go about finding Fannie Mae HomePath Qualified Homes for your buyers.   Just like information on the incentives themselves, the information can easily be found on the HomePath website.  But it’s important to learn how to use it to your advantage.   Here’s a short tutorial -   First go to HomePath.com.  Once there, you will find all sorts of information.  You can search for Fannie Mae HomePath Qualified Homes all over the United States.  You can g...

Murphy, NC is just a small town located in Cherokee County with a population of around 27,450 - so what makes this such a desirable area to move to? Sure we’ve got great golf courses, good restaurants and lower taxes and insurance than the “big cities,” but here are a few more reasons to live in the Ranger and Hiwassee Dam communities of Murphy…Outdoor enthusiasts want to move from the congested larger cities to a simpler, less hectic way of life. Just west of Murphy, NC in the Ranger and Hiwassee Dam communities you can choose from two great Lakes. Surrounded by the Nantahala and Cherokee National Forests, Hiwassee and the adjacent Apalachia Lake serve as a rich habitat for deer, wild turkey, and other animals. Below the Hiwassee Dam, a day-use park on Apalachia Reservoir provides acce...

Market Report For Western NC/Northeast GA Historically, looking back on the Market Report for Western NC/Northeast GA, August is not our strongest month of the year.  Summer is starting to wind down, the Fall Semester for College starts mid-month and most grade schools have started by the last week of the month.   As you can see from the charts below, comparing the sales for August 2011 with August 2010, the actual NUMBER of sales closed was down - 32 in 2011 vs 38 in 2010.  The corresponding Gross Sales figure for 2011 was down as well by slightly less than $600,000.  While the average sales price went up, the average List/Sold Ratio went down  The average DOM went up from 225 in 2010 to 250 in 2011.  With all the foreclosures that are on the market today, I am very surprised, but happ...

We love living in the beautiful lush green mountains of Murphy, North Carolina enjoying the mild four seasons and the abundant wildlife, but look what all we found while hiking in the Arizona mountains. We were visiting family in Oro Valley, just outside of Tucson and we always make our way over to Sedona. This was also our first trip to see the Grand Canyon. So its back to real estate, but we wanted to share some of the creatures we saw on our day and night hikes through Arizona. Lee & Carol Barbour ~ The Mountain Living Team
