Many, many people want to live in a highly rated school district.  Marvin Ridge is one of them in Charlotte, NC.  As a matter of fact, I know of several Carolina Panthers children along with Charlotte Bobcats kids go here.  Now the area is filled with many fine mansions, but believe it or not, there are still homes for reasonable prices. Here is a map showing some homes that are in foreclosure.  Not all are listed on the MLS, but all are owned by a bank.  Sometime in the future the bank will place them on the MLS, but with so much inventory, they hold off on releasing some, hence the term "shadow inventory". Marvin NC Real Estate Market Report—2009 How did the Marvin NC real estate market fare in 2009 and how did it compare with 2008?  The Marvin NC real estate market is a small market because of the limited number of neighborhoods within the town limits.  Many of these neighborhoods are luxury communities and the 21% drop in prices in 2009 reflects the difficulty of the high-end market.  More homes sold in 2009 than in 2008 with total sales up 11%.  Marvin sellers sold their properties slightly faster in 2009, waiting on average only 106 days for a contract. The Chimneys at Marvin is still being developed and is really starting to feel like a subdivision.  Visit the subdivision at 2604 Creek Manor Dr., Waxhaw, NC 28173.  The subdivision has two different sections, The Estates and The Reserve.  The houses that are being sold in The Chimneys at Marvin are ranging from the low to mid 300,000's to the high 400,000's.  The subdivision also feels very safe at night because the sidewalks and trails are lined with street lights.  I went to the Marvin Village meeting tonight, to catch the tail end of how they are dealing with the proposed development from Longview South, LLC.  Well I wish I knew the history for sure, but you could just cut the tension in the air.  At first is was difficult for the town council to get Lonview to commit to a sit down, but they finally did. 2 on 2.  Really it ends up the meeting will just be about the "Rules of Engagement" about how to act at any future meetings.  Boy I hope something gets accomplished.  I have seen what Longview builds, it would be a shame to walk away from the table.  I am sure they will give us some Open spaces!
