Kernersville foreclosures are a seemingly very popular topic among home buyers these days. It seems everyone is looking for the best deal they can find. Certainly foreclosures are a great resource for finding a well priced home, but it can be a lot of work also. Most Kernersville foreclosures are in need of many repairs. Therefore, they usually will not qualify for the most popular home loans. Likewise, consumers are purchasing the home "as-is, where is." Meaning that you get your due diligence period to conduct your inspections but once you close and take possession any additional problems  you find are your own. Typically, a good home inspection can reveal most of the physical damages and problems that might exist in a Kernersville foreclosed home. However, often there are places in a...

Abington subdivision in Kernersville, NC is one of the most popular suburban neighborhoods in the Kernersville area. It was created in the 1980's and contains homes built from 1986 to now.  It is over 590 homes and has the established neighborhood feel. The biggest complaint I here when I show new homes in the Kernersville area is that the new home communities are clear cut and homes are stacked so closely together.  Abington circumnavigates this complaint by having many mature trees and larger lots. This makes it a popular destination for some buyers wanting to avoid the "cookie cutter" neighborhoods. The Abington homes for sale are always popular amount potential home buyers.Prices range from the $120's to the $260's depending on the age and size of the home. There is a vast array of ...

If you want to get your Kernersville home ready to sell then you might be looking for some direction.  Just remember you don’t live in a home the way you sell a home. This can be difficult but worth the extra effort.   Here are a few of the tips I tell my sellers: 1)  Remove any personal photos, degrees, etc. You want buyers to picture themselves in your house, not you. 2)  Clear the Kitchen counters of everything you possibly can! It makes the kitchen look bigger and kitchens are a   big factor for most home buyers. 3)  Remove any “clutter” about the house you can. Knick Knacks and collectables should be put up. 4)  Make sure no valuable jewelry or small expensive items are left out. It is easy for a thief to slide small items into a pocket unnoticed. 5)   Before each showing turn on A...

Somerset Crossing, Kernersville, NC is typical of the broader economy. SLOW ! For 2009 there has been 1 sale, there are 2 Active listings, 3 Expired and 2 Withdrawn listings according to the MLS tracking. The great news is that this neighbor seems to be weathering the storm with respect to home values. In Kernersville, homes that are in goo condition and priced in line with current purchase appraisals there is a realatively strong market. Expect a slight appreciation in value over the next couple of years as inventories and stressed sales in the area and region are worked out of the market. www.RealEstateWorkHorse.com

This is a description of how I answer customers on lease purchases;   With lease purchase, the terms become what the owner and leaser negotiate and agree to terms on. That is where I come in and can help tremendously. This is where you choose me as your representative. We communicate on the terms that you are comfortable with and hopefully the seller/owner will accept. Then negotiate!  One issue that is generally asked for is a statement from a mortgage officer on the expected ability to purchase. (Also this gives you a chance to work toward any criteria that would be involved.)    One item that I always try to get for my buyer is to have some portion the rent to go toward the down payment. (usually 5 - 10% of rent) A SIMPLE answer is that generally the lease is equal to what the mortga...

The Buyers Credit Deadline is approaching as trick or treat draws near. Escrow or contract times generally are around 30 days for homes and with the moving target of loans plenty of lead time is needed. For homes in Kernersville NC there are 441 Active Listings with 113 Pending. There have been 43 closed homes in the past 30 days. This shows an increase in home contacts for this area and a larger than normal ratio of active to pending homes. As crunch time draws near for buyers of homes there is a sense of conservatism brought on by fears of lay offs inflation and media scares. The response is a generic one of everyone needs a place to live and the discipline of fiscal responsibility is always good to practice. Kernersville remains a great place to live, work and own homes. HISTORIC HOMES IN KERNERSVILLE, NC Kernersville has an abundance of beautiful historic homes, all of which can be enjoyed on a Downtown Kernersville walking tour. In the 1770s, what is now known as Kernersville became a recognized point of commerce and interest in North Carolina. William Dobson opened an inn and store at the corner of two roads, which is now the intersection of  Main and Mountain Streets. Catering to travelers, including George Washington, the village grew around the inn and became known as Dobsons Crossroads. Some 60 years later, the Dobson property was sold to a German businessman, Joseph Kerner. Two of Joseph's sons, John Frederick and Philip started the town's first tannery. The tannery operated during the Civil War providing leather goods for the Confederacy. Here ...
