Shea Homes has broken ground on their new community off of Gilead Road in Huntersville. The details have not been released yet but I have been doing a bit of investigating and the homes are said to be priced in the $400's and up. I have sold a number of Shea Homes and they build a very nice product. They are the largest privately owned Home Builder in the Country and have won multiple builder of the year awards for their price range. The Beckett Community is being built on Gilead Road which is off of exit 23 on route 77. On October 16th 2007 the Huntersville town board voted 7-1 to approve the rezoning of 190 acres on Fred Brown Road in northeast Huntersville. The rezoning is a go ahead for national luxury home builder, Toll Brothers to develop a 235 home community as long as they agreed to pay $3.7 million for number of infrastructure improvements needed in the area that include road improvements and a new sewer line extension.The community itself as mentioned earlier will consist of 235 homes that will sit on 1.25 acre lots with 105 foot average lot widths. Prices will range from $450,000 up over $600,000. On Monday June 4th the Cornelius Town Board approved plans for a new retail space to be built at the entrance area of the Caldwell Station Residential Community on Highway 115. The new retail center will have a train station-style look to it and will offer (4) 7,500 square foot buildings on 3.36 acres of land. Tenants will include restaurant(s), retail stores and offices. The new mixed space village will mainly serve the Caldwell Station and nearby Gandy Communities. Early concerns about parking and traffic signals have been worked out. Gandy Communities will be heading up the project. Price bands are not 'range pricing', as used so effectively by Broker Bryant.  Price bands are another way of gauging your inventory and absorption rates in different price breaks.Tonight I have been preparing a market analysis for a property in Huntersville NC (just north of Charlotte, on the south end of Lake Norman).  Pretty hot market overall, new construction is handled pretty tightly by the town since they don't want the town to become a sea of concrete.The property in question is scheduled to be completed next month.  My buyers need to sell it as soon as it's complete, since they have already been transferred back out of town.  The builder isn't going to let them out of the contract without a hefty penalty, and since the overall market is up since they contracted, we'll turn arou...
