Latta Springs is a beautiful lake access community in Huntersville that offers a pool, playground, recreation area and walking trails.  There are 209 homes in the neighborhood that were built between 2001 and 2005. Of the 7 homes that are currently on the market, they range in price from $318,000 to $519,000, with an average list price of $421,914.  The average number of days a property is on the market in Latta Springs is 122 days.Within the past 6 months, 11 homes have sold in Latta Springs with averages of 3,543 square feet and only 72 days on the market.  They were flying off pretty quickly!  The sellers have received approximately 98% of what they listed their homes for, which is not too shabby! As a Huntersville resident I am extremely hopeful in regards to the train coming to Huntersville.  I think it would be a wonderful addition to our growing town.  It would be great to hop on the train to avoid the cluster of traffic that Huntersville residents experience on a daily basis.  Not to mention, it would simply give more transportation options to people that live in the type of town that has multiple options for everything else, from restaurants to banks to schools and let's not forget housing.  Huntersville has everything to offer except a train.  I am confident that CATS and the town of Huntersville will be able to figure out a way to fund and build this much needed and desired mode of transportation.  What are your thoughts on whether or not the northern corridor would benef...

If you haven't had the opportunity to visit Vermillion yet, you are missing out!  Personally, it is my favorite neighborhood in Huntersville because it has that small town feel within the subdivision itself.  Of course, Vermillion is part of the greater town of Huntersville, but by having its own village center, which includes Harveys Bar and Grill, it really feels like it's own charming little town.  Not to mention the fact that people of many different price ranges can call Vermillion home.  Of the 10 homes that are currently on the market, they range in price between $225,000 and $569,000, with an average list price of $312,305.  That can appeal to quite a few wallets!  The neighborhood also offers a pool for the residents to enjoy in the warmer months.There are more than 200 homes i...

According to this article, the National Association of REALTORS (NAR) issued a press release that had said that in the South, the Charlotte region (known as Charlotte-Gastonia-Concord) had the strongest SFR price increase. While the talk around the nation has been decidedly bad regarding home prices, the Charlotte area, which includes Charlotte, Gastonia, and Concord just posted the largest increase median value increase in the south.  The median house price rose to $220,000, up 11% for single family homes in the third quarter.  The second highest increase was Baumont - Port Arthur Texas.  Unfortunately, don't look for this to be reported on the cover of USA Today or the Wall Street Journal.  Instead, you will probably read - US MEDIAN HOME PRICES DOWN 2%.  I don't even think the Charlotte Observer ran the story.  But this is great news, but news we've already known.  As a local real estate professional, I expect this trend to continue for three reasons.  First, people are still overwhelming moving to the...

In The Zone!Over the last year there have been a number of areas along the Beaties Ford road corridor that have been rezoned and approved for development. This area has been under the watchful eye of the city planning board for a few years now. The majority of town officials have been against the development of this area.
