The list to sale price ratio remained steady at 102.48%. And while average days on market increased, at 13 days they were still quite low. Birkdale's Fourth Quarter 2022 was more of a mixed message. Average home sale prices increased 37%; median home sale prices increased 27%. And while home prices were increasing to record highs, the list to sale price ratio declined by 4% to 97.35%.
