Hendersonville Little Theater When people think of Theater, they usually think New York City and Broadway. But here in Hendersonville we are lucky to have two Theater Venues. Most people locally think of the Flat Rock Playhouse, which is tremendous. But Little Theater is equally great, and fun! This Month at Little Theater Through August 31st you can see 'Little Shop of Horrors' being performed. Charla Schlueter of the Times News gives the performance a thumbs up! Although scary in the story, this is a great comedy musical and you will be sure to come away laughing. October at Little Theater Fall brings more laughter to Hendersonville in the performance of 'Sylvia', a comedy about love, romance and the third wheel of a pet. The relationship of the three is funny and touching. See more s...

Categorizing your Property for Sale If you are preparing to sell your property in Hendersonville this fall, it’s worth considering what the marketing angle will be: how to characterize it most accurately—and appealingly. It starts with the choice of wording for your home’s property type, which will set up prospective buyers’ expectations before they come upon the more detailed description. Cottage or Bungalow This property description instantly conjures up images of a small, cozy, picturesque Hendersonville property. Buyers attracted to a cottage are likely to appreciate features that indicate economy and efficiency. The marketing message can emphasize practicality and the charms of a compact, tidy, easily maintained living space. Penthouse This type of condo or co-op once indicated pos...

True Cost of a Home When you begin scouring the Hendersonville listings for a new home, the cost of the home appears to be right there at the top: the asking price. All the other details about the property are there, too, but they usually get close attention only after that dollar amount at the top falls within (well, is at least close to) your target number. But as soon as the shopping starts to narrow the field, the financial implications of those other details begin to reveal themselves. Good thing! In fact, the true bottom line cost of your new Hendersonville home will be greatly affected by them. Many buyers work with the details exactly as presented—but as a purchase grows more likely, they should consider them simply as starting points. Back when home prices were racing steadily ...

International Buyers; I see it every day. When I check my statistics on who visits my website, I see hits from all over the world. Frequently I see Russia, China, Japan, and Brazil. I see Canada and Japan and more. I am always a little surprised, but also excited. International home buyers are becoming an increasingly important part of the national real estate landscape. According to the National Association of Realtors®, home buyers from around the globe are spending billions on property in the U.S. Many of these well-heeled international home buyers don’t require financing—which means the sales are often easy to accomplish (for example, last year, 70% of houses bought by Chinese buyers closed in cash!). But that’s not to say that marketing to out-of-country buyers is a snap. If you ha...

Accessible Hendersonville Homes May Get Sales Boost When the American Institute of Architects reports on emerging trends, sooner or later they’ll be showing up in the Hendersonville listings. That’s been true of one trend the AIA started reporting in 2010: the move to ever-larger square footages. But now a more interesting finding is developing. It’s one of the principal findings in the AIA’s 2014 Home Design Trends Survey—one that falls into the category of “emerging home characteristics”—one likely to become more commonplace in coming years. Combining several different attributes, it is best summarized by the single term of “accessibility.” “Residential architects report that the most significant trend in home layouts is improving accessibility,” writes Kermit Baker, the AIA’s Chief E...

Buying a Hendersonville NC Home Wasn’t it just yesterday that we seemed locked into a classic home buyer’s market in Hendersonville? Bad economy, bad job numbers, tanked real estate values were all we heard about…until it eventually shifted. Over the past year or so, it’s become a very different landscape. If you’ve been out looking to become a Hendersonville home buyer, it’s possible that you’ve found yourself in multiple offer situations…and also possibly watching from the sidelines as another Hendersonville home buyer walked away with a home you fell in love with. If this isn’t a true seller’s market, to you the difference may not be apparent. Those sellers with nice homes are getting offers fairly quickly, because the inventory is extremely low. The Hendersonville market saw the lar...

Hendersonville Interest Rates Quiet…for the Moment Hendersonville homeowners who had been bracing themselves for sharp rises in mortgage interest rates must now be scratching their heads. As the online Mortgage News Daily put it last week, “…rates have been extraordinarily sideways, and right in line with the lowest levels in 11 months.” Since historical averages are still significantly higher, it’s no wonder that most observers still believe the greater likelihood is for rate increases. But recent Fed happenings show a crack in their avowed determination to let that happen by tapering off purchases of mortgage-backed securities. The hemming and hawing is notable. It’s all pretty much up in the air. In any case, one thing I can guarantee is that Hendersonville mortgage holders will bene...

Selling your Hendersonville Home: Repair Requests If you have taken good care of your property, you rightfully expect that selling your Hendersonville home will result in its fetching a good price when it hits the market. That’s the right mindset for success, but it serves sellers best when it’s only a starting point. Dealing with flesh-and-blood buyers can require some judicious flexibility—for one reason, there is usually an inconspicuous (somewhat annoying) fly in the ointment. The metaphoric fly is the fact that no property is without its flaws; and its metaphoric buzzing is likely to get louder as your sale’s closing grows nearer. Structural elements of a house have varying life spans since wear and tear is inevitable in any space where people live. Many of a home’s features eventu...

Think Like Real Estate Agents When Selling Your Home! Because real estate agents in Hendersonville see everything in the market, we have a pretty good idea about why some houses sell (and why others sit on the market for years). Whether as buyer or seller, anyone planning to enter Hendersonville’s real estate market this summer can benefit from some of the tactics and factors that Hendersonville real estate agents keep in mind when as they go about the business of making home sales happen:  When Speed Matters… When the overriding goal is a quick sale, leading with a price slightly lower than what comparables suggest it is really worth is the surest tactic. When a home is priced at only a fraction below market value, real estate agents know it will draw much more attention than higher-pr...

Henderson County Market Update, May 2014 May was a great month, as it continued the positive move upward since the start of the year. Number of Homes Sold May saw 157 homes sold for the month, after a slow the first three months of the year. Last month was 159, and last May was also 159. As the number of homes continue to grow, and the inventory stays low, we will see homes that have been on the market for a long time start to move. Days on Market With low inventory,  homes that have been on the market are starting to move. During the last six months the number of days has risen, but most likely due to this low inventory. Homes with good value. priced right and in good condition, are flying off the shelf and have a shorter days on the market timeframe. But with these homes staying scarc...

Henderson County Market Update June 3, 2014 Henderson County Market Update We have had a great month in May with the number of homes that sold at 157. This is the second month of numbers this high, with April at 159 homes. Last year the May numbers were high, at 159. Below are the numbers since 2004, so you can see the 'Boom' years, the fall, and now the rebound. We have seen 14 months of solid growth, which is a very positive sign. While we are talking numbers, another detail to look at is the number of days a home stays on the market. With this monthly chart you can see the numbers, still a sporadic cycle of ups and downs. May was no different, dipping to 173 from April's 205 days. As you can see from the chart, the numbers look a bit like a roller coaster ride. As more homes sell, th...

Hendersonville Ranks #2 in the State! In a recent study by Credit Donkey, on best cities in North Carolina Hendersonville came in second in the state for Best NC Cities to Live In. Beat out of the #1 spot by Mooresville, number three was Belmont and number four was Asheville. Credit Donkey used such criteria as violent crimes, income, education, commute time and the number of restaurants per capita. Here is what they had to say about Hendersonville: Thirty minutes south of Asheville, Hendersonville serves up small-town charm and southern hospitality in healthy doses. At just over 13,000 residents, Hendersonville features a cozier feel, but there's still plenty to see and do despite its size. Chimney Rock Park, Mount Pisgah National Forest, and the North Carolina Apple Festival are just ...
