HAPPY DAYS ARE HERE AGAIN!   Yes that is right I am back and with a vengeance this time.   My self imposed sabbatical from blogging is over.  The growing pains of the growing young firm known as total care realty side lined me for awhile as we moved into and renovated our own building.  Well Phase 1 is 98% done and we are now open.  As you can see by a few pictures we intend to change the idea of a “normal” real estate office.     We focus on old fashioned client service using the best of technology.  We have our own mobile phone app, multiple websites, brand new office with everything a buyer needs to find their next home.  We have multiple client viewing areas with 51” widescreens.  The agents have the ability to of course use their iPads to put up on the TV’s whatever they are lookin...

A Homes Accessibility Directly Communicates Willingness To Sell!   I was inspired to write this blog by a fellow Rainer's blog Leslie Elbersole's latest blog Dear Listing Agent: Yes I am serious are you?  In the blog in the introduction Leslie mentions the fact that she had to wait six hours for the listing agent to return her call for an attempt to get an appointment to show the home to her buyers.   This brings many points to mind on how accessible is your home to potential buyers.  These days while it is not a seller's market by any means the home buyers in today's market still have a lot of inventory to choose from.  Case in point I have myself in working with buyers lately been instructed to take homes off their list because after two tries we could not get a listing appointment.  ...

Question for all of you in the 203k lending arena. We are all aware that investors are out of the program but since non-profits are still in this question seems relivent. There is a little known feature of the 203k that reads as follows: Occupant owners attempting to sell their home may refinance the current mortgage with a 203(k) loan and make repairs and improvements prior to placing the home up for sale. If the purchaser of the rehabilitated property is a first-time home buyer, that buyer can assume the property without a down payment. This, if it can be utilized would be very powerful and give the sellers a chance to maximize their profits on a home as they get it sold. it would also help realtors get larger commissions as they would be marketing morehomes at their repaired value.

Piedmont Winterfest Has Arrived In Greensboro NC   The spirit of the season is here again.  The largest outdoor ice skating rink in the state of North Carolina is in downtown Greensboro North Carolina.  There is a different activity planned for every weekend.  So bundle up and either bring your skates or rent some when you get there but take a spin around the rink and soak the atmosphere of the season.     So come on down to Festival Park at 200 N. Slow Market Where is That?   Here in Greensboro, NC personally I am very busy.  I have gotten NINE new buyers in the last two weeks.  Of those nine buyers in the last two days I have written three offers.  We are still negotiating on all three.
