The Triad Business Journal just released some very interesting figures.  While we have heard nothing but Doom & Gloom from the media the unemployment rate in the Triad is actually down according to information released by the North Carolina Employment Security Commission.  The rate has dropped slightly from 7.1 in August to 6.8 in September.   Now while this in and by itself is not a tremendous bit of news according to RealtyTrac Inc. the number of foreclosures fell almost 27% in September compared to last year at this time.   Funny the MEDIA has been predicting it will get worst before it gets better. Good Afternoon all.  Here I am at an Open House for one of my friends and I just had an interesting conversation with a prospective buyer.  It seems she is out looking for a new home.  They are not increasing in size as much as they are wanting to change school districts with two small children.  She made a very intelligent remark that I was glad to hear.  She stated that "we are looking at something in the $375,000 range but, the bank said we qualified for $500,000".  She was actually extremely surprised that the bank would approve them for that much.  So what does your budget include?  Just because the bank will give you $500,000 do you really want to live off Beenie Weenies the rest of your life?  Do you not want to send you children to college?  I am starting to wonder whose fault i...

Last week, the TRIAD MLS released its 3rd quarter results.  Below you will find a summary of key findings for the Greensboro metro area.  Current Outlook  The number of existing, single-family homes sold in the Greensboro area of Guilford County totaled 704 in the 3rd quarter of 2008 after adjustment for seasonal variation. The number sold was down -7.7 percent compared to the level of sales recorded in the 2nd quarter, and it was -14.3 percent below the number sold during the 3rd quarter one year ago. At the end of the 3rd quarter of 2008, the inventory of homes on the Greensboro market was 2,614, or 3.5 times the number of homes sold in the 3rd quarter.   Mack Truck, Inc. is on the Move!   Good News for Greensboro, NC . . .   Mack Truck, Inc., the heavy-duty truck maker presently based in Allentown, PA is moving their headquarters to Greensboro, NC. The move is projected to take about three years. The move will allow Mack Trucks to join fellow Volvo Group subsidiary Volvo Trucks North America in Greensboro.   This move is projected to bring nearly 500 jobs and invest almost $18 million in North Carolina. Well, after one night of prep and one day of cooking we had the 7th annual Men Can Cook benefit for the Greensboro's Women's Resource Center.  Overall I would say we had a good night.  I made a Moroccan Chicken dish over couscous.  Needless to say I made alot.  I was told to expect over 400 people.  My experience with benefits is like weddings some of the these people I think starve themselves for days before coming.  Everything went over very well and I even got a few leads.  I was not really advertising myself since this was a benefit for the Women's Center but I did put my cards out and if anyone wanted the recipe they are just to email me and I will email it back to them.  I was too busy to write anything down since I was serving the whole time.  It lasted from 6 till 9 and was fun....

OK everyone do you and your clients have your running shoes on!  I have been speaking with different mortgage bankers and with the new LAW that was just signed into effect the FHA downpayments are going to be going bye bye.  That is going to be putting a real damper on some of builders out there that are relaying on those first time home buyers say the condo market.  The buyers are going to have to have a load of documentation of to show where all the money comes from.  The gravy train is coming to a halt.  I am sure that we will all find ways to work with the new programs but for now I am telling my buy clients that if they are expecting downpayment assistance they need to get off the fence and buy now while they can get those programs.

OK so maybe it is just a good lessoned learned.  At least that is the way I use a lost deal to educate a buyer.  Yes, there are so many deals out there but, in my area in Greensboro, North Carolina at least there are alot of buyers out there in the 100K to 180K range. The investors are on the prowl to under 100K.  So when one of my buyers likes a property but continues to look and then someone else comes along and buys that home.  Now begins the lesson.  Once we see the home and they express interest the teaching begins.  OK so you like the home, now what is the reason you do not want to make an offer.  Well, you have the well something better may come along, or the just not quite ready to commit.  So in a few weeks when it goes under contract you have the why didn't I buy that home?!?!...

Congratulations to Activerain for achieving 100,000 members from Greensboro the city that is turning 200 this year.  On this date in our 200 year birthday in the grand ole year of 1960 (my birth year) the sit-in protests by hundreds of students and residents at the Woolworth and Kress stores on S. Elm Street downtown Greensboro ended peacefully. By the stores giving in and integrating their lunch counters on this day in history. Three Woolworth employees were the first to sit down and eat at the store's lunch counter.
