Greensboro has a long standing tradition of having many outlets for physical exercise.  We have many parks, greenways and trails for running, biking, walking, or just exploring the outdoors.  Today Greensboro announced that on March 2nd weather permitting they will begin the first phase of a $26 million dollar project to construct a 4.8 mile recreational greenway around downtown Greensboro.   The greenway will be 12 feet wide, will encircle, and cut through more then a dozen city neighborhoods.  There are actually some parts of the greenway which are already biking/jogging paths but, they will be widened and improved.  The Greenway organizers plan on taking a strictly neighborhood approach to the entire project.  For instance there will not be a grand ground breaking ceremony but merely...

Honda Aircraft Company is still on track to begin production and continue hiring.  Hondajet is one of our new industries here in the Triad and already employs 400 people here in Greensboro.  According to an article in the business journal and straight from the Senior Manager for Corporate Affairs they are are set to begin production of the HondaJet in 2010.  They predict they will produce anywhere from 80 to 100 planes per year at the Greensboro, North Carolina facility.  They also predict they will employ another 200 employees to bring the level to 600 before beginning production.   So take a look at the next innovation from Honda to make it more affordable for you to "Take to the sky's". http://hondajet.honda.com/default.aspx?bhcp=1     The Author: Larry is a Greensboro Residential Br...

I have read several posts lately from around the country that testify to the fact that more and more buyers are missing out on potential deals.  Because they are dragging their feet.  I had one just last week.  We found a house, a great deal almost $40,000 below tax value.  No real repairs to be done except paint and carpet.  He was supposed to come and sign Thursday and then Friday.  Well then finally came in Monday,  well when he got here in the morning to sign first thing I go to look and it is under contract.  I have recently seen several other of my fellow AR members testify on their own blogs of the same thing.  Good things do not last forever and this "PERFECT STORM" for buyers of a buyer's market and historically low interest rates will not last forever.  Let's face it the theor...

  I don't know about the business weather where you are but, I know yesterday it felt like the proverbial heavens opened up and the business just fell like Rain!  I will admit that the day did start off good.  I had a showing with an investor first thing.  We met and as soon as I saw it I knew he would want this one. You know the diamond in the rough.  A foreclosure that had a tax value of $131,000 and a list price of $85,000!  Plus there is nothing really wrong with the home.  So now I had an offer to prepare and he was to speak with the bank to get the pre-approval letter. He wanted to deal with his bank but, did not know anyone there.  I made a call to a past client that worked for his bank. There is a lost art of actually listening to our clients.  Why is it so hard to listen?  We are in such a hurry these days that we do not bother to listen and try to read between the lines.  You may know that your buyer wants a four bedroom three and a half bathroom house.  You might have even asked and know that they also want a two car garage and a fenced yard.  You now you can find them a house right?  But, can you find them a HOME?  What do they like in styles, what do they like to do for hobbies, entertainment?  I can find many four bedroom homes but how many traditional homes in a close knit neighborhood with a fenced yard (since they do have a dog), fireplaces (because the wife likes them),  gas stove (since the husband is a self proclaimed gourmet), and we can go on and on.  So ...

So I have been contacted and am now going to listing interview after listing interview.  I made a business decision last year as we noticed the shift in trends to be more advantageous for the buyer versus the seller.  So now as some people are thinking the same way as I am.  I am speaking of the fact that with the high inventory of available homes still high and the historically low interest rates I am of the opinion that the market should start to turn within the next six months.  I have personally already started to see signs of this market shift in my personal business.  The last two months have been my busiest this year. Here is the letter I have just sent out to all my on the fence buyers.  Some are looking hard and ready to buy.  While others are simply shopping and have not really committed themselves to the facts.         Ed & Karen, I am sending this message out to all of my buyers that are considering buying in the near future.  As the prime lending rates have gone up and down they are now at the rock bottom 0%.  That means free money for the banks from the federal government!  So they have money to lend at rates that have not been this low in decades!  I stay close with several lenders and here is an excerpt from an email that I received today; "The rate is 4.50 remember __________ has a Float Down Option they put in place shortly after rate fell to  4.875, So if you have buyer on the fence get t...

I live right next to a vibrante little neighborhood made up of classic little bungalows and homes that are usually at least 50 years old.  This neighborhood has homes under 2000 square feet that are commanding prices of up to $240,000!  Now of course for that price the homes have been totally redone with all new kitchens, bathrooms and additions.  I presently have buyers that are looking for a classic home in an older neighborhood such as Kirkwood.  Now within Greensboro, NC there are several of these classic older neighborhoods.  Kirkwood is just one of them.  Kirkwood is though on the lower scale price wise of an older established neighborhood.  Now I have been pulling all the old comps for the neighborhood and have found that the market prices for these homes have been rising.  Now w...

I have heard time after time that the banks are not lending any money.  I find it real hard to believe since I already have four closing for this month and more in process.  We have seen some lenders tightening up their process.  This is nothing more then the fact they are making very sure everyone is dotting every i and crossing every t.  This morning while driving to meet another buyer I have to hear on my satellite radio FOX New interviewing someone saying that people cannot get car loans and home mortgages.  I am not sure who these people are but, my clients are having no problems.  Heck, I have lenders calling me, emailing me, texting me to give loans.  They have money, they want to make the loans.   THE MEDIA IS LEADING THE SHEEP BLINDLY AWAY.               I mean just like earlie...

OK I am really getting tired of moaning and groaning going on with all the agents and brokers out there that are wishing for business and not WORKING FOR IT!                                             I am the doing nothing but, getting busier and busier every day.   I have been writing contracts at the rate of one about every two to three days.  My buyers are coming off the fence and getting in the game quicker then I can replace them in the pipeline.  There are so many deals out there to be had it is pathetic.  I had a builder's listing agent send me a spreadsheet with a sale price on it.  There was a list of their inventory and it had cuts as much as almost 30%!  So why these agents are whining about no business when all they have to do is walk out the door and talk to someone about...

OK today I received yet another sales notice from a builder in Greensboro, NC.  This not a small builder with just a few homes though.  We are talking about discount of anywhere from 5.9% to as much as 27.3%!  Take for example a home that has four bedrooms and four and a half bathrooms that originally listed for $407,360 is now on sale for only $295,990!  I mean WOW!  I have been very busy sending this list out to all of my buyers.  Believe me I have been getting emails already about this.  Then the best part get this after the column on the spreadsheet gives the new sales price in red in the column next to it they put Make An Offer!  All I have to say is MERRY CHRISTMAS!                                                               So what do you have under your tree!?  Or better yet w...

One of the older solid neighborhoods in Greensboro is called Kirkwood.  Near the center of town right beside one of the premier neighborhoods (Irving Park) Kirkwood is centrally located to be close to shopping and major roads to the airport.  The interstates are not far either now with the new loop going in around Greensboro.  Then neighborhood itself is just like the close knit communities of long ago.  Where everyone feels safe and walk the neighborhood with the children and pets at all hours.  They have parks where children play daily and you can walk the streets and see welcoming familiar faces everyday.  It is not uncommon to see many a home with white picket fences.  Large yards with families even sitting out in the front yard to wave as their neighbors walk by.  You see nice Adir...

Today's Business Journal published a fact that some of us had already known.   CP Morgan is pulling out of the Triad.  While this in itself is not a problem what is now apparant is that any of their remaining inventory is now going to be on Fire Sale!  This spring when Beezer Homes pulled out one of my buyers was smart enough to take advantage and we got him a two bedroom townhouse with numerous upgrades for over 25% off of the original list price.  New Construction!  Believe me I am contacting all my buyers and we are going bargain shopping for the next few weeks until we use up all this inventory. I do seriously hope some of my fellow agents out there in the Piedmont Triad are paying attention.  So come guys let's have some fun.

Well I have just about got the standard version of my website up and running.  You can see it at www.storybookhomes.ws  now right at this moment I am only doing the standard version.   As soon as I get this one tweaked a bit more I will upgrade to professional.  I do already like the reports and options that I have.  I can see the benefits of the upgrade but, want to have the basics down pat first.  My next project on it will of course be the SEO of the sites.  I have played around with it a bit but, have not made it a priority until the site is where I want it to be.  No sense in driving a ton of people to a site that is not all it can be now is it.  So if anyone has any free time take a look and please be critical and offer any advice you might have.  I welcome your comments good or b...

OK I have heard enough about this is a DOWN MARKET all this doom and gloom is rather ridiculous.   If I put stock in what everyone is saying I would be depressed and down to. BUT,  in the true sense of Capitalism this is not a down market but simply a DIFFERENT MARKET!  If you check the number of transactions happening there are plenty of deals being made.  You have to adjust your sights.  Look elsewhere.   Earlier this year I turned my focus from sellers to buyers.   So I have a balanced pipeline.  Now of course I have added investors on both ends (buyers and sellers).   Do you really think in this down market with the stock market there are not people out there getting filthy rich playing the ups and downs in the market.   You just have to change your focus.  Don't blindly go along an...
