Sometimes just getting out of your own city does a world of wonders for your family, right? Three Bear Acres is one of those paces where you can just get away for the day and wear the kids OUT! Located just this side of Raleigh you will have about an hour and a half drive ahead of you, so that is one viewing of Frozen on the DVD player Three Bears Acres has a home made feel to it, but it has everything you have ever seen done on a farm or in a backyard rolled into one big place for kids to go nuts. They have paddle boats, a huge slip n slide, a big blobby boncy thing, a graffiti wall, barrell rolls, sledding, and that’s just some of it! You can pack your own lunch, and of course bring lots of water to stay hydrated. There are shaded places for the grownups, and places to sit and rest. B...

Kelly Walters leads a very specialized portion of Team Leung. Kelly handles short sales, and when I say handles, I mean like nobodies business! She knows the short sale industry better than any agent I have ever met. Kelly will take you through every step of the process and tell you details that no other agent could know because they haven’t handled a bazillion short sales, like Kelly has. The short sale side of real estate is a hard and stressful job. Kelly maintains a good attitude and informs her clients every step of the way to keep their stress to a minimum in the difficult process of short selling a house. If you have to go through a short sale, the best case scenario is to have an advocate, like Kelly Walters, on your side. If you find yourself in this situation, be sure to give...

We LOVE our homes, don’t we? There are incredible memories written on the walls of our homes, and those memories are invaluable to us. Guess who can’t see those memories, or put any value on them-AN APPRAISER. We have also put a lot of blood, sweat, tears, and hard earned money into our homes. Do you remember the struggle to remove those old floors and get just the right hardwoods to match the feel of your home? THE APPRAISER DOESN’T! My little trip down memory lane is to remind you that the appraiser wasn’t along for the trip and doesn’t take any of those things into account, but you, as the home owner do. Even if you think you aren’t, there is a part of your subconscious that pulls from those memories. The appraiser looks at cold hard facts. He sees the hardwoods that are in pretty g...

Lisa Postlmayr is one of our Buyer specialists. She has been in real estate since 2002 and has been with Team Leung since 2005. Here is what one of her clients had to say about her experience with Lisa: I had about a month’s worth of work to get my house ready to list and my husband and I were ready to shop for neighborhoods and townhouses/condos for the first time together. Unfortunately, no real estate agent wanted to show us property.  Multiple agents either wanted to wait until the house was listed or insisted to list it immediately, without waiting for the minor updates that needed to be done. We were beginning to think that we simply wouldn’t be able to research areas or neighborhoods….and then we found a condo listed with Lisa Postlmayr.  I called, thinking she would likely turn...

I love the Fourth of July in Greensboro! The Fun Fourth Festival is one of my favorite annual events. If you haven’t gone, you should give it a shot. It lasts ALL day long.   There are great play things for the kids, and yummy festival food….I can already smell the elephant ears! There is music everywhere by really great bands, and the people watching, especially those brave enough to get out and dance is the best!     Of course there is also the parade in the morning, and fireworks to end the night.       Here are some links with details to make your Fourth super FUN!   Map to all the downtown activities List detailing the festivities Fireworks Finale   Remember while you are enjoying your Fourth of July that we are celebrating our country. Say thank you to a veteran, or even better, b...

There are so many great museums in or area that sometimes they just become part of the landscape. We forget we have these great places to take advantage of seeing. One of those places for me was the High Point Museum, I had never been! I changed that this past week, and I am so glad I did. It isn’t a super fancy museum, and you only need an hour or two to check out the whole thing, but it is worth the trip. First things first, it is free! FREE!!!! Yeah! This makes it the perfect place to visit on a too hot outside summer day. “If it’s free, it’s for me,” I always say. There are two levels, the main level housing the permanent displays that relate to the local area starting with Native American’s all the way up to an exhibit on John Coltrane and Krispy Kreme. Our favorite part of the m...

The Carolina Field of Honor at Triad park recently opened to the public. I  took a trip with my son and his friends so they could see this place dedicated to those who have sacrificed for our freedoms. I must say I was impressed at the level of reverence four ten year old boys, just out of school showed at this solemn place. I must be doing something right. Triad Park is a fantastic park with really wonderful playgrounds and shelters. In fact, we had a picnic after visiting the Field of Honor. It is definitely a park you could spend several hours enjoying on a nice day.   The Field of Honor is at the very back of the park, also close to a playground and shelter. There is parking right in front of the Monument area including handicapped spaces. We were glad to find a couple of Vietnam V...

When you start your new home search online you are mostly focused on price and pictures, right? Right. So, let’s talk about the pictures.   Here is what to look for when looking at real estate photos: obvious fish eye obvious Photoshop no pictures only 1 picture       If you notice any of these tricks being used, just make note of it, and mention it to your agent if you are making an appointment to see the house. Use of these tricks does not mean you should discount the house entirely.         What do these real estate photo tricks mean?   1. Obvious Fish Eye: Probably a small room. Be sure to look at the measurements of the rooms, or ask you agent. 2. Obvious photo shop: There may be an eye sore the agent is trying to hide, like a boat parked in the driveway (not bad) or a big green e...

You have seen the videos, in fact, we use them too, the pictures that are panned and zoomed in, set to music and called a video. They aren’t bad, because it does get your home exposure on YouTube (super important!). We have been looking for a way to bring “real” video to our clients. We tried doing video ourselves, but because we have high standards, and we lack the equipment, it just didn’t work. But, now we have partnered with a video company to bring you beautiful video that really “sells” you house and gets MORE SHOWINGS! Take a look at this video and let us know your thoughts! We would really love to hear from you! *Currently we are only able to offer this video style to homes listed over $300,000. We hope to expand the price point in the near future.*

The market is in what I would call a near constant state of recovery and improvement. The numbers that we continue to see are promising, but what is recovery? Check out this info-graphic from KCM’s blog. It gives some pretty positive real estate love! What does recovery look like? Everyone has said we’ll never see the booming years like 2005 again. Really? What do “they” know? I mean, nobody saw the bust coming, at least if they did, nobody listened or they whispered it in a very loud room. I don’t anticipate 2005 coming back, but I do anticipate continued improvement. Owning a home will still be the American Dream, and it will still be possible for many. So, what is your measure of “recovery?”
