Greensboro home sales are up, but prices are down Sales in our area are reported to be up 11% in the first quarter of this year.  Sales were a bit higher for the same time period in 2010.  This is attributed to the federal tax credit for first time home buyers that was in effect early last year. 602 existing single-family homes were sold in January, February and March of 2011. That's up 10.8 percent compared to the last quarter of 2010.   Average sales priceFirst quarter 2011: $172,456. We are so proud to have Kelly Walters, THE Greensboro Short Sale Expert, on our team.  She is professional and kind all day, every day, patiently explaining the short sale and foreclosure process to Greensboro and Triad homeowners who are facing a short sale and foreclosure. Here is a testimonial Kelly recently received from a homeowner who Kelly helped with the short sale process: "I came to Kelly in desperation to sell my house before it went under foreclosure. After speaking to other agents who wanted to charge me money to short sell my house, I finally emailed Kelly and she was very quick to call me back. I was so relieved to hear that she was not going to charge me and was very confident that she could get my house sold for me. She followed through on her promises. She was just awe...

weeks ago, my son closed on a home in the Cardinal Lake area of Greensboro.  I admit it; he bought a home that was the worst home on the street.  Most homes in the area have from 1-5 acres and the terrain is beautiful.  The home had great bones but had sadly been neglected.  We have all worked for the past few weeks restoring and improving this property. Cardinal Lakes area seems to have acquired a big blemish due to the location of the airport and the fact that UPS is coming to town in a big way which means more air traffic.  I found the house on Realtor.com so I had no idea what the area looked like; however, I fell in love with the country side when I walked to the end of the cul-de-sac.  I love living at the beach; however, I would love to have bought one particular lot because of t...

At Christmas this year, my youngest son and daughter-in-law asked me to look for them a new home.  Like everyone else, they wanted a foreclosure or an approved short sale.  Researching the various sites, I found them one, and they quickly put in an offer through an agent I had selected.  Unfortunately, the agent never called the listing agent so after waiting a week or so, they found out the house had been under contract for full price for almost two weeks. (Later, we found out it fell through.)  My son was not happy so he asked me to find him another property which I did and he requested a new agent who would be more aggressive.  I went back to all my sites and selected Waban Carter.  I called him, and I explained we had already found a house and my son would want to list his current h...

Weather is wreaking havoc for many sellers! At first, I thought is was just my imagination, but the TV news confirmed it this morning.  We have had an abnormal amount of severe weather so far this spring. In our area, we have been spared the tornadoes, but heavy winds, lightning and hail have caused quite a bit of damage.  Power outages as a result, have only made things worse. For many homeowners trying to sell their homes, it has been a real problem.  Trees and branches down have made a mess everywhere. The cost of removing these trees can be quite high.  The aesthetic aspect can be pretty bad as well. Also many roofs have been damaged, as well as debris flying through the air and causing damage. So, here I sit, ready to go to an open hous,e with high winds, heavy rain, lightning and ...

Greensboro, NC Real Estate Home Report: The Greensboro Home Market Report for this month requires a thorough and careful review.  When comparing First Quarter 2011 to First Quarter 2010, there was virtually no change in the number of homes sold.  However, during the Spring of 2010, the market was boosted by the Federal Home Buyers Tax Credit.  We have not had the benefit of that program in 2011 but the total sales are almost at the same level.  However, if you only compare March 2010 to March 2011, the statistics look a little glum.  Check out the details below.  The following Greensboro, NC housing data was retrieved from the Triad MLS on April 6, 2011 and focuses on Greensboro, NC Single Family Real Estate Home Sales for March 2011.  Check out the data below for all the details:      ...

We were thrilled to see the signs go up for the Ridgewood Swim and Tennis Club Swim Team Registration.  They will be held tomorrow, Saturday, April 9th from 10-2 at the Ridgewood Club. Ridgewood Swim and Tennis experienced a decrease in appearance and services over the winter months.  But with new owners at the end of March, there have been many improvements.  We have seen some improvements in the landscaping and some activity on the tennis courts, as well.  There are rumors that cable will be restored to all of the televisions soon.  Ridgewood Swim and Tennis sits in the heart of the neighborhood of Ridgewood, located just north of Greensboro city limits in Guilford County, NC.
