Are YOU a Local Expert for your area? If not it's Time to go FISHING! I wrote a post back in January of 2010 about The Nantahala River/Rainbow Springs area in Macon County Franklin, NC mainly about how its protected, the fishing rights and a rare salmon run in the Fall every year.  It is a unusual area and mostly very private and surrounded by the Nantahala Forestry Lands.   I was working with a very fun nice couple from Alabama back in 2009/2010 that were looking for a second home here in the mountains of Western NC.  We were all over Macon County Franklin, NC and over the mountain to Sylva, NC that is normally out of my area but wanted me to travel if I would.  We share MLS but its not my territory per say and neither is Nantahala even though its in Macon County where I live.   We end...

The Dogwoods are just beautiful here in Franklin, NC Welcome to Springtime in Franklin, NC! One of the many reasons I love living in Franklin, NC is because of the changing of seasons.  I don't think I ever remembered seeing Dogwoods anywhere else I have lived.  They are the most beautiful tree that blooms in the Spring and really pretty in the Fall season as well and the leaves turn to a bright orange in color.  I took this picture out in the community in Franklin, NC called Cowee.  Its a rural area of Macon County and the little Tennessee River runs around the main Highway sometimes called the Bryson City Rd and also known as Hwy.28  Click here to see all the listed property for sale in the Cowee Community. The inflorescence of Pacific Dogwood is the official flower of the province of...

It's like taking a used car to your mechanic before you buy the car! Someone is going to buy that house but its not going to be my client!  I am so glad I know a little bit about the mechanics of a home and my clients are too.  Way before I became a Realtor I worked with my husband at his Construction business and his Home Inspection business here in Franklin, NC.  I was the one shaking the toilets to see if they were loose, running all the appliances, and checking the polarity on every electrical outlet in the home.   I watched, listened and learned from one of the best teachers that I could ever ask for.  When ever Joe would point out a potential problem with a home he would also explain what was wrong, why, the way it should have been done and what could be done to fix it.  I used to...

All Foreclosures are NOT a good buy! Have an agent & attorney on your side that is knowledgeable. Think you know what you are doing when your buying foreclosures?  Not all are defective free or not have some hidden problem!  Just a friendly warning of a few things that could happen to you if you don't hire the right people who are knowledgeable and on your side.  It's a MUST with my clients to have a Home Inspection even if the bank states they are not fixing anything.  This way you will know what needs immediate attention and what can be done at a later date. Just because the MLS sheet says it has a feature doesn't mean it does.  Here in Franklin, NC one foreclosure inspections revealed the home never had a Heat Pump in the home but the MLS sheet said it did.  Now are you willing to ha...

Foreclosures are on the rise in Franklin, NC I have always said that our Real Estate market follows the big cities and especially Florida when it come to the market.  What ever is happening in you area usually does not hit our area of Franklin, NC for about a year and a half to two.  Recently we been seeing a lot of Foreclosure come on the market in Franklin, NC and has not stopped for a month or two.  Yes we have had some but it seems like more and more are coming.   I personally have a lot of land that is already Foreclosed on listed right now and have sold quite a few in the past year or so. Seems like I am the Land Queen lately in Franklin.  I also just listed a Foreclosed Subdivision at a really great price.  There are some high dollar homes selling for unbelievable prices but they...

Spring is peaking its pretty head in Franklin, NC but I don't think winter is over. I think we have all had a rough winter this year but does Mother Nature agree?  Lots of snow and cold days here this 2010/2011 winter in Franklin, NC.  The worst one in the 18 years I have lived here.  Yesterday was a bit cloudy but the warmer breeze made it a good day and 64 degrees feels good to me.  A good day compared to a few feet of snow or the wind blowing with 20 degree temperatures.   I don't know if this means anything but I see more squirrel's running about and the deer have moved to a different location because hunting season is over.  Daffodil's are popping up their green bunches in sunny areas and the ground is not frozen anymore.  Makes me want to go work out in the yard and plant flowers....

I just sold a home in Clarks Chapel Franklin, NC 28734 Once called snob hill in the early days of Clarks Chapel in Franklin, NC development. It is still a sought after community. It is south of town off US 441S. about six miles. It is a beautiful community know to have yearly yard contests to see who has the prettiest landscaping in the neighborhood. Surrounded by the Nantahala Forest, Clarks Chapel still has lots of farm land in this area. The farmers have tiled the ground and are just about to plant. Local produce can be bought from these farms and road side stands are very popular. The Little Tennessee River runs through this entire area. Selling homes in Franklin, NC Yes, I am selling homes and land in Franklin, NC!  There are some awesome deals on homes and land in Franklin, NC and they certainly DO NOT HAVE TO BE A FORECLOSURE TO BE A GOOD DEAL!  We do have those too but Banks are not messing around when they get an offer.   I think the REAL sellers are realizing that they have to come down to where the market really is to sell and they are doing it. If you are not serious then don't waste your time or a agent time listing. Let me take that back, a good agent can't afford to waste their time and money on a over priced property if you are not willing to price it right from the start.  It does not matter what you paid for it or the improvements you have done. What matters is, what is it worth TODAY?  Everyone knows the ...

Motorcycle Riding in the Mountains of Franklin, NC  Blue Ridge Parkway & Great Smoky Mountain National Park! Blue Ridge Parkway, Great Smoky Mountain National Park still the most visited. One of the many reasons I love living in Franklin, NC is the awesome Highways and the back roads for riding motorcycles.  I happen to ride a Harley but any kind of motorcycle enthusiast loves riding their bike's up here on the Great Smoky Mountains Parkway and Blue Ridge Parkway of NC. Small creeks & waterfalls abound throughout the Great Smoky Mountains National Park and its a short drive for me in Franklin, NC.  You never get bored of riding through it.  Every time we ride I am still in awe of the mountains.  A few places I would not want you to miss should you come for a visit is Newfound Gap overlo...
