I have been asked twice today by first time home buyers here in Fayetteville NC “where to start?”...My first comment “your off to a great start because we are talking”, finding a great real estate agent to lead you through the process is key! There are so many things that need to be thought out before you get in the car and go to look at homes and you real estate agent will help you through those steps. What type of loan are you going to use? VA. FHA, conventional, USDA, etc? What lender are you going to use to get your loan? *If you are planning to use your VA eligibility you are NOT getting your loan from VA they only backing your loan you still have to get pre approved by a lender              What area of town do you want to live in? Does driving distance to work play a big role in ...

As child, I grew up playing sports and knew all great athletes hired a coach. Having a coach was very important, as well as going to specific camps or training events. This was meant to help keep you on track and fine tune certain areas to make you better. Well, after leaving the military I decided that I wanted to go into real estate and I was not sure exactly where to start, but I heard I should hire a coach...After shelling out a few thousand dollars on a coaching company, I soon realized the coaches had never been in real estate, I was frustrated! About two years ago I went to Las Vegas for a Keller Williams Realty Master Minds conference and decided that I needed a coach. It was the best business decision I have ever made. I hired a Mastery coach with MAPS Coaching.I spoke to my co...

I want a home where I can have a garden! As an agent in the Fayetteville/Ft Bragg area, this is something I am hearing more and more of my clients asking for when we start the initial home buying process. I myself like to garden but across the nation I think many people are wanting to get back to nature and with the price of food going up, who can blame them?Fayetteville has a community garden for anyone who wishes to garden! They have a 5 acre piece of land and you can rent space to grow your flowers, herbs, or your veggies. The garden is organic in nature so you will not be able to use any chemicals, herbicides, insecticides, or fertilizers. For $25.00 you get a raised bed approx 20x20. The Fayetteville/Cumberland Parks and Recreation supplies the garden boxes, compost and water. Gard...

My daughter wanted a bounce house for her birthday party. I called around Fayetteville, NC to see if I could find the right bounce house for our daughter’s party. I wanted to know who had the best rate for a weekend rental and how inexpensive it was to have someone set it up. Thank goodness for Just Ask Rentals in Fayetteville, NC, I dropped the ball after I first called and waited 4 days before my daughters 4th birthday party to rent a bounce house with a slide. Since I waited, we didn’t get the Fairy Tale combo that I figured she would love, but got another awesome bounce house and slide combo...the Crayon combo. Realistically, my daughter didn’t care if it had princesses or crayons on it, all she wanted to do is slide and bounce with her friends. Most places want you to come in person...

Choosing the right listing agent to help you sell your home can be very stressful and frustrating at time. Having the internet at your fingertips can come in handy, but how do you know if they are good and not just a cute little face (or handsome) person? There has to be more to a picture, website, awards and words about them. Finding the right agent to help you sell your home is about the interview process. I have noticed more seller’s are interviewing at least 3-4 agents before choosing the right agent to help them sell their home. That’s great and can be overwhelming trying to figure out what you are really looking for in an agent. Before making that decision, you need to have a set of questions ready for all the interviews. That time is not just a time for you to interview the listi...

Congratulations to Terry Farr of Terry Farr Real Estate School!!!Today was the meeting of the NC Real Estate Commission Educator’s Conference.  Most of the pre-licensing, post-licensing and continuing education instructors for North Carolina were in Raleigh for this annual meeting.  Lot of great information was passed out to us and we have a half day tomorrow. The surprise of the day was at the luncheon meeting held by the NC Real Estate Educators Association.  Annually, they present the outstanding Educator of the Year Award.  Also, the NC Real Estate Commission presents their Billie J. Mercer Excellence in Education Award.  This year the recipient of both (very unusual) was Terry Farr, owner and lead instructor at Terry Farr Real Estate School in Fayetteville, NC.What makes this so won...

We have all been told “Breakfast is the most important meal of the day”. So, why do we all skip it? For me, I’m a mom of a lovely 4 year old little girl and a busy real estate agent, plus breakfast is not my favorite meal of the day. Like most people,  we often forget breakfast,  get caught up running to appointments, forgetting to grab a snack and before long it’s 3:00 in the afternoon. By this time I’m cranky and starving. Can anyone else relate? Sure, there are tons of fast food options, but not always a  good choice and not what I want when i’m trying to get back into shape. GNC Lean Shakes are amazing and have come to my rescue! It’s a perfect meal replacement option and helps me keep my energy levels up until I can fit lunch in.                                       I actually hav...

Today was my semi annual trip to the dentist, and in case you can’t tell, I am a chicken to go to the dentist. I have been like this for as long as I remember. My facebook status today was something about how my stomach was in knots and I found out very quickly that I am not the only one who feels this way! Let me just say my dental hygenist, Lou is great and is wonderful in dealing with me and my issues. She knows how I feel and always does her best to put me at ease. I go every 6 months and its always the same thing. I am nervous before the visit...wound up very tight during the appointment, and always amazed when its over that it was actually not traumatic at all, and in fact very pleasant! If you are looking for a dentist in the Fayetteville, NC area, I would highly recommend going t...

It’s that time of year again for the Spring Hug’s & Kisses Children’s Consignment Sale in Fayetteville, NC.It’s a perfect time to start thinking about getting your childs Spring and Summer wardrobe together. What better way than to pay a fraction of the cost you would at retail shops in this economy? Plus it’s a great way to pick up items like cribs, toys, books and maternity items. They have grown so much over the years and they get better and better every year! The Dellinger Family’s hometown is Fayetteville, NC. They have been doing this for over 6 years. It’s a family owned and operated children’s consignment sale in their hometown of Fayetteville, NC. With the high expense of retail clothing, and having 10 kids, they started this consignment sale to help clothe their own children a...

Today is a beautiful sunny day and my daughter wanted to treat me to lunch.  We went to downtown Fayetteville NC, to the Blue Moon Cafe; the food and service are excellent.  My daughter picked the spot and she made an excellent choice. The atmosphere is comfortable with local Fayetteville NC artists works hanging on the walls.  I felt that I could spend a couple of hours trying the excellent beer menu, I had a hefeweizen that has me eager to go back and have another or two. I had the Ashville Panini which is a great vegetable and sun dried tomato pesto combination on ciabatta bread.  Downtown Fayetteville NC has changed incredibly over the past ten years that I have lived here, it's a joy to show off to clients when they are here looking for their new home. I would love to show downtow...

Once a month my husband and I get together with 3 other couples to eat, have a few cocktails and play games with friends. All the kids play and we get a chance to relax, let our hair down and share laughs with friends. Of course someone is monitoring the kids. It’s nice to get a chance to hang out with friends after a busy week. We all look forward to this one night. Every month we alternate who’s house it’s going to be at. The week leading up to Saturday night, we figure out what we are going to make from Pinterest. There are so many recipes from that site, that are quick and easy. Heck, who doesn’t want to try new recipes and test them out on friends. At least they will be honest and let you know if it’s awesome or horrible. We play silly games like Catch Phrase and The Game Of Things....

I often get these spur of the moment ideas and decide to act on them, without fully thinking them through. I wonder if anyone else can relate? So, I decided to move to a bigger office in a quieter part of our building, with less distractions. Of course, I could not move in there with the colors that were in there at the time...dark blue and gray. Very depressing colors to work in. I had about three weeks before I could move into it, so plenty of time. I had a few quotes done to paint my office and decided I was not going to pay someone a few hundred dollars and I still had to buy the paint. I knew I had time before I had to move in on March 1st. Well, I started painting a few days before my deadline and in between client showings and being a mom. After fifteen minutes into outlining the...

Today I had a listing presentation with a couple that had made a smart home purchase in a subdivision near Ft Bragg NC in late 2010.  It was a new construction foreclosure listed well below market price.  Unfortunately, a new neighborhood is being built with more square footage and similar amenities right across the street. I sat across the table and told them they might break even if they price to sell. The neighborhood has 18 months of inventory because of only 2 sales in the last year and 6 active listings to compete against.  Usually this conversation is had with sellers in and around Fayetteville NC that purchased at market but they bought $35,000 under market.  It's hard to give the bad news on price but hopefully they don't shoot the messenger.  Did I get the listing? They are in...
