...And they're off! I have been keeping my eye on the interest rates. I had a personal bet with myself that by March interest rates would be back at 5%. I am no economist or a psychic by any means; I am just a number person. My prediction also, by the end of the year is 6%, at the least. I will update you on how on point I am later... I am a numbers person. When I get on my kick crunching numbers and talking to people, I blow there mind. It's all about numbers. Either way, I predicted it and surely, it came true! I am sure my buyers that I urged. ‘If you CAN buy, buy NOW!' are thanking me. You're welcome. The 30 year fixed rate mortgages are averaging 5%. Just last week interest rates were 4.81%! The last time interest rates were 4.1% was in 1971! Economists are expecting a hike! Rates ...

The story of the Fayetteville, NC Real Estate Market: In a word, mixed. Last year (2010) was one of the worst years in the last decade for sales of existing homes, but it was a very good year for sales of new construction. And, while sales of homes this year (2011) in Fayetteville NC appear to be increasing, the largest percentage of the increase is in new construction homes. Absorption rates for existing homes are very high, meaning Fayetteville really is in a buyers market. But absorption rates for new construction are balanced, hovering around 6 months time in the most popular price ranges. This chart shows what is happening in the market here in Fayetteville, NC over time. New construction is increasing in market share and existing home sales are decreasing as a percentage of homes ...

Home staging has become a popular industry and topic, particularly as it relates to improving the appeal of your listing during challenging times in the real estate market.  But what about “staging” your yard? Sure, any steps that you take to improve your interior's appeal will go a long way towards wooing buyers, but it's the outside of your home that they will see first, and you know that first impressions count!  Review some of these helpful tips to make your offering an inviting one. Go green by seeding and fertilizing your lawn for a lush look.  Also, bring your home out from hiding by trimming overgrown branches and shrubbery around the house.  Give the impression of easy living by hanging a hammock in the back yard.  Seriously, little suggestions like that really sink into a buye...

“Soup”er Wednesday at Keller Williams Realty in Fayetteville, NC Yes, you read that right, “Soup”er.  As the ALC Social Chairperson, I am thinking of ways to bring the agents together and what better way than food?  The family that eats together, stays together, right?  I had actually heard about the “souper” day from a co-worker last year but decided this year to put it in affect.  I asked several agents to make a batch of soup to share with their fellow agents.  Although this was a somewhat last minute thing, it turned out great!Pat Heath made some wonderful beef chili, Julie Milana made some really good Taco Soup that was also very healthy so even those on a diet were able to eat, Amber Trusievitz made some yummy bean and chicken chili, and I made some chicken and wild rice soup (ver...

There is a special mindset associated with "staging" your home to sell in today’s market.  Staging refers simply to the act of improving your home's appearance in order to appeal to the widest segment of potential buyers.  The approach you must adopt is to see your home with an objective eye. Stop looking at your home as your "home," and start visualizing it as the "product" it becomes when it enters the market.  Both your  real estate agent and a professional home stager can help to market your product successfully by highlighting positive features and downplaying less attractive aspects. Since you may have a strong emotional attachment to your home, you may not fully appreciate hearing about a better way to show your offering, but try to recognize that the way you decorate to SELL may...

The misconception about VA loans....After speaking with a client that will be relocating to Ft Bragg about their financing this is the question I received via email.Melissa, I am not certain why you want us to call this bank to get qualified, we told you we were getting our loan from VA??This is not the first time I have heard this question and it certainly will not be the last....Since a good portion of my buyers are using their VA entitlement from their service time I am pretty good at explaining the ins and outs of using a VA entitlement. When you are purchasing your home you must speak with a bank of your choice to get qualified for your loan, because they are the ones that are going to give you the money to make your purchase.  The Department of Veterans Affairs is ONLY  backing you...

It has been estimated that termites cause $5 billion in property damage every year in this country.  That makes them more of a threat to homeowners than flood, wind, or even fire.  And yet, the Federal Housing Administration (FHA) demands separate termite inspections only if the state or local laws require it, or if there is an outright suspicion of damage.Termites thrive in the warmer climates of the South/Southeast and West/Southwest, but states on the East Coast and even in the Midwest have areas of high risk.  Outside those regions, still all it takes is the right combination of warmth, food and moisture to invite a termite infestation. As a home-buyer, you would be well advised to determine whether the home you are offering to purchase is under a termite protection plan, and to seek...

Fayetteville, NC Realtors – Why I Chose Keller Williams See more videos below This page is intended mostly for other real estate agents, especially agents who sell real estate in Fayetteville, NC. I joined Keller Williams Realty as a part-owner of the Fayetteville market center and real estate broker several years ago. It is the best career choice I have made. Quite simply, I chose Keller Williams for 2 very distinct reasons: I wanted to keep more of my own money instead of giving it to my broker; and, I wanted to learn how to generate my own business instead of relying on phone duty, relocation referrals that take most of your commission, or doing my time in a company until it became my turn to get the new construction business the owner might want to send my way. Keller Williams excel...

Fayetteville real estate       Mortgage rates were very volatile and we saw a total of four rate changes today. Mortgage rates are still historically low for those looking to buy a new or existing home using VA, FHA or jumbo loan programs. However waiting too long will be a mistake as the economy seems to be rebouonding which means higher interest rates. 30 year and 15 year fixed rate mortgages are low for Fayetteville homeowners wanting to refinance their home or buy a vacation or investment property. We're a low cost mortgage banker. Because we are a direct lender we can often offer no point and/or no fee loans. We provide purchase and refinance loans in Fayetteville and throughout the entire state of North Carolina. We love the opportunity to compete so ask us for a free no obligat...

What Does "Like Kind" Mean In My 1031 Exchange of My Fayetteville NC Investment Property? In a 1031 tax exchange the property that is transferred must be of like-kind with the property that is acquired. Like kind means that real property may be exchanged for other real property, or personal property may be exchanged for other personal property. Once you have made the decision that completing a 1031 exchange is the right financial decision, then it is time to sell your investment property and have the right Real Estate Professional locate a like kind property for the exchange.
