Out of boredom one day in the office I decided to Google ‘For Sale by Owner' tips and tricks to see if they're was any truth to their advice! Pricing Strategy On one of the major sites there was a POLL asking FSBO's how they arrived at the price tag on there amazing home! Do you know that 15% believe Zillow 17% is a guess based of what others sold their home at and a 12% couldn't tell you how they arrived at their number! While not a very common problem, if you've got it, it can have a terrible impact on your listing: The Messy Neighbor.  If you live next door to a "neglected" property, you might lose up to 20% of your home's market value, particularly with buyers looking for any excuse to reduce their offer. The $8,000 first time home buyer credit, for many, has come and gone. For military, the time left to purchase and claim your credit is dwindling down. Here are the requirements: An eligible taxpayer must buy or enter into a binding contract to buy a home by April 30th and close on the purchase by June 30th  The military member had to have deployed (Haiti counts) for at least 90 days between Dec. 31, 2008 and  before May 1, 2010. You do not have to repay the credit if you own and use the home as your main home for 36 months after the date of purchase. There are also exceptions to these general rules when a repayment triggering event occurs.

Here is a few quick tips to reduce your energy bill and get money back where it belongs, in your POCKET! Replace heater air filters once a month. Once a month you can clean out/ replace the air filters. Set up a programmable thermostat. I live by this one. I have mine set really low during the cool months when no one is home and warmer during the summer. I have it cool off or warm up right before the gang gets home and it stays until midnight or so. At midnight (for winter) it gets a little cooler as your under covers anyway! Then right before we wake it warms up until we leave! I have reduced my electric bill SIGNIFICANTLY! It's that time of year again. I've complied a few of my favorite tips & tricks! Wash Your Blinds Wipe wooden blinds with a few drops of gentle wood cleaner on a nearly dry sponge. Aluminum blinds: Place them on an old sheet on a slanted surface, and scrub with water. Use a hose to rinse well, and then dry the blinds thoroughly with a towel to prevent rust. Clean Out the Refrigerator The first step is to wipe up spills immediately so surfaces won't become stained. Make it a habit to throw out old food once a week. Every few months, wash the interior with a solution of two tablespoons of baking soda for every quart of warm water. Facebook and some changes....I don't know about you but for the last little while my Facebook page has been VERY quiet. I was wondering what happened to everyone! Surely everyone is not busy at the same time, and my peeps like to talk!I did what I always do when I think that something is not quite right, started clicking on everything and anything! Well, if you click on the drop down menu" at the top of your “home” page you will see at the bottom “edit options”, click there.  A box will open like you see in the photo, you will either see “Friends and pages you interact with most” (which is what mine was set to) or you will see “all of your friends and pages” (what you want to set to). If you own or plan to purchase a home, then you know that insurance is not just a luxury, it’s a requirement.  While you should not skimp on certain coverage items, there are some steps you can take to reduce your overall premium. If you have a security system installed (and operating!), you might lower your premium by 5% or more.  You'll just need to provide your insurer with a copy of your contract or latest statement.  Also, while newer homes have smoke alarms already installed, hooking them up in an older home might also reduce your premium by as much as 10%.   A "buyers' market" is just what it implies - a market in which buyers have the advantage and exploit it.  It's not a market that rewards foot-dragging, hesitation or indecision. Unfortunately, all the factors that created the buyers' market we have today have been reported so negatively and rampantly by various media outlets that buyers are themselves too spooked to even enter the fray.  Strangely, people were buying like crazy during the previous sellers' market, when the advantage was actually all to the sellers.
