Best Realtor in Fayetteville, NCWho would be so bold as to proclaim to be the Best Realtor in any locality? It certainly would not be someone seeking the respect and admiration of their peers. And, if there were to be such a claim, should it not come from satisfied clients instead of an agent? One would think so! But, if you are a buyer or seller and you are looking for the Best Realtor in Fayetteville, NC, why not start by doing a web search. One thing for sure, you would have several thousand results, but most likely you would focus on the first couple of pages. It makes perfect sense that the Best Realtor would not only have excellent credentials, but also provide you with helpful information, and allow you access to that information without attaching strings, such as requiring your ...

The last few weeks I have been receiving sign calls from prospective buyers. I cannot complain there, the traffic and the potential are great. However, I think the potential buyers calling about a home with a sign in the yard need to better understand how the process works! 1. One buyer wanted to view the home ASAP; he was looking for a home 200K and less. The home is nowhere near 200K or less. If you are driving around looking at homes yourself, you do not know the area, the prices or if the homes fit your needs. The price of gas these days accompanied by tighter lender practices, you're not doing yourself any good to explore unguided. It is imperative that you speak with a lender AND an agent, so when you DO look, you're looking at the right homes tailored for you. 2. An ‘agent' allow...

If you plan to remodel or update before selling your home, you have to find the balance between what's appropriate and what qualifies as over-improvement. If you're in a mid-range neighborhood and install granite countertops, you're unlikely to recoup your costs.  But if you're in a higher-end community, laminate may be too little, too late, resulting in a lower sales price. So what will always work?  Painting, inside or out, is one of the most affordable ways to increase your resale value. If you've got wood floors underneath carpeting, show them off.  Old light fixtures in the kitchen, bath and hallways should be updated to popular styles with stainless steel or brushed nickel finishes.  And be sure to make a good first impression outdoors with a maintained yard and perhaps a new mail...

The 82nd Airborne Division will hold All American Week from May 16-20 at Fort Bragg. What is All American Week you ask? The easiest way I can sum it up for you, ‘All American week: A celebration of everything eighty duce!' All American Week is returning this year to Fort Bragg. Last year, due to majority of the units being deployed to Iraq and Afghanistan troops and family members didn't get to partake and watch this infamous event. The week usually begins with a division run on Monday. Thousands of soldiers will be dressed in the same PT uniform and run up and down Long Street as far as the eye can see. Throughout the week there will be sporting events that the soldiers put on and family members can come and watch. Other events during the week included a solemn memorial ceremony for fa...

Using a buyer's agency, means the agent is working with your best interests (and wallet) in mind. Things you tell a buyer's agent remain confidential and that person will represent you and work to find what works best for your needs. In most situations, they are simply working for the same commission that is paid by the seller and split it with the seller's listing agent.  Also, working with one person as opposed to ‘shopping around' builds a relationship between you and one agent, that will in turn better serve you because they will have the trust and true understanding of what you need! A buyer's agent will: Work to negotiate the best price Ensure the property is inspected Make sure you have the representation you need   Key Terms: Dual agency:  This means the agent or agents are work...

Fayetteville, NC, like many areas of the country are experiencing buyers markets, and current tax laws make this a very attractive time for parents who have the financial ability, to help their children become homeowners.  Home prices and interest rates are still low, so you may want to consider this potential investment in your children's future. As parents, you can provide a significant downpayment, free of taxation. Individually you may gift up to $13,000 per year, so two parents making gifts to their child and spouse can give a total of $52,000 in one year without paying gift tax! Above and beyond the outright gift, you may loan your family money, as long as you charge a minimum interest rate, which is currently very low.  Then you can make your gifts each year, and your child's fam...

If you need to sell your home, but you don’t have enough equity, you're facing a pricing puzzle, because you don’t want to come out of pocket with more than you have to.  But, before deciding on a fair price that may be below what you really want, ask yourself... If your home sits on the market, waiting for a higher offer, how much will it cost you each month in mortgage payments, utilities, maintenance and insurance? Compare the asking prices of homes similar to yours to their actual sales prices. Understand that sales price is often determined more by the lenders than the buyers.  For example, if you’re asking more than your home's current value, the required appraisal will show that, and the lender won't approve the buyer's loan, leaving you back at Square One. You can save the time ...

How Much Home Can You Afford? You need to understand and know how much money you can borrow for your new home and much you can afford. You do not want to find the perfect home and discover that it is not in your price range. Try using a calculator to loosely judge what you can afford. Should You Get Pre-Qualified or Pre-Approved? These terms are often used and you need to  understand the difference! "Pre-qualified" means, little information about your finances is verified (that leaves room for error). You might find out later that the amount you were "pre-qualified" for is far different than what you actually will qualify for. "Pre-approval" is when your credit and other factors are checked. A pre-approval, you're in a better position to negotiate because the seller knows that your off...

If you're in the market to buy a home in Fayetteville, NC take a counter-intuitive tip and imagine the day you'll be selling it.  That's right - whether you're a first time buyer, or relocating, this home probably won't be your last, so look for features that will pay off when the day comes to move again. The biggest amenity the next buyer will likely look for is central air conditioning.  In this part of the country, over 90% of buyers rank central air as critically important, and three-quarters of buyers everywhere else put it high on the list. Another often-overlooked feature is storage.  Over half of buyers desire a two-car garage and a walk-in closet for the master bedroom.  Ample closets and storage space just can't be stressed enough. If at all possible, avoid costly upgrades and...
