It's also midway between Chapel Hill and Raleigh, making it an excellent location for couples working in those opposite directions. It's also a breeze to get on the Durham Freeway and head to Duke, Duke Hospital, or the downtown area.Parkwood is a great neighborhood for first time home buyers, with very affordable homes that have healthy appreciation. Home building in the neighborhood began in the 1960s and continued into the 1990s. You can find a variety of ...

Post Written By: Dawn Grasty, A "New Day" in Triangle Real Estate Broker, Prudential Carolinas Realty Phone: 919.210.5418 email: dgrasty@nc.rr.com Web: www.dgrasty.com   Being a redhead myself, I can say this: Durham is the "Red-headed Stepchild" of the Triangle area of North Carolina. The Triangle comprises primarily of Raleigh, Durham, and Chapel Hill -- and many surrounding cities and towns. But, Durham is definitely the point in the triangle that has something to prove. The beauty of our position is that we try harder -- both to share the many great things about our city  and to continue improving our city in ways that surprise residents and visitors alike. The Durham Chamber of Commerce and the Durham Convention and Visitor's Bureau are doing a great job of promoting an image of th...

Honestly, I never imagined myself living in Durham. But here's how it happened. This is a true story! After graduating from the University of North Carolina at Chapel Hill, I bought my first home -- a townhome actually -- in Carrboro. I loved the small-town atmosphere and the sense of community there. I thought I would never leave. Then, as I accumulated more "stuff" and desired to live in a neighborhood a little quieter and less "studenty" and a home a little larger, I began looking for a detached home. I quickly found that there were no homes in my price range in neighborhoods that I found attractive in the Chapel Hill and Carrboro areas. So, I slowly began expanding my search, inching just over the Orange County border into Durham County. But, I was nervous about leaving the comfort z...

Fellow agents & AR Members - I am truly humbled by my experience today at the Fonville Morisey Awards Banquet this morning.  I am honored that I grew my business substantially over last year, but I couldn't help but thinking that I haven't done enough.  The entire reason I got into this business is to help others and to give back to the community.  Other than my sales results, what have I done to give back to the community? On the other hand, for selfish reasons, I was disappointed that I didn't reach my target.  When I set goals I achieve them.  This year the market wavered and I didn't quite reach my stretch goal.  Yes, I'm doing well by others standards, but not by mine.  Maybe I didn't work hard enough, accomplish enough.  I've certainly had my ups and downs in this business.  I'm n...

Here are the instructions and guidelines for submission: If possible, images need to include the date taken. I hear from the local listservs that the owner of 1704 W Markham Street (the Tate house) is giving this house away - if the recipient will move it from its current location. The owner will provide $5000 towards moving costs. The home, located across the street from Duke University's East Campus, has been slated for demolition, so this is a chance to save a little piece of Durham. The owner wants to find a new owner for the home by February 8. If you are interested, contact Carrie Mowry at Preservation Durham at Carrie@PreservationDurham.org.

I have just posted the year end results of my on-going analysis of sales in Hope Valley Farms.  The full year sales totals were in line with previous years but the quarters showed wide fluxuations from the same quarters in previous. The report, including graphs can be found at http://www.bullcitybulletin.com/

One thing that happens in a university town, especially a university town with a medical center, is that there are a lot of people that move here but only expect to stay for two or three years while they are doing a residency or grad school. This special situation tailors the advice and guidance in home buying I provide these usually younger buyers, who are often also first time buyers. The thing I believe they should be most careful about is purchasing a home that will have enough appreciation to at least cover sales expenses when they put the house on the market two or three years later. In purely financial terms, it might be a close call on whether many of these folks should be buying instead of renting. However, because there is more selection of homes for sale and, for doctors espec...

NO...the sky is NOT falling! The world, as we know it, is not coming to an end. Neither is the real estate industry coming to an end. In fact, things may be a whole lot better than the national media has led you to believe. You've heard reports of the vast numbers of foreclosures across the country, the widespread drop in the number of home sales and the record-breaking decrease in property values. As a result, many potential buyers are terrified of purchasing a home now...for fear that it will be worth less than the purchase price on the day of closing. On the other hand, many home owners are reluctant to place their homes on the market because they have heard that it is a buyers' market...that they will have to ‘give their home away' if they want to sell.   If your mother was anything...

With all the recent news about the number of foreclosures nationwide, many consumers are under the impression that there is an unlimited supply of foreclosed homes...priced at half of their market value. Although the rate of foreclosure is certainly on the rise throughout the country, the price and number of foreclosed properties vary greatly from state to state and city to city. Here is an example of foreclosed properties that are currently available in the Durham, NC area...along with a price comparison of non-foreclosed properties in the same area.    [3 BED/ 2 BATH - 2058 sq.ft. - .24 acre lot - Condition:  GOOD] This home is currently listed for $126,400. When the home was placed on the market in August of 2007, the price was $158,000. There are currently two other (non-foreclosure...

There's an old cliche in advertising that advises "sell the sizzle not the steak" or emphasize benefits over features. In spite of this most of the advertising of homes for sale emphasizes square feet, lot size, number of rooms, and other features...not benefits. This is really just a lingering habit from a boom market. As the market shifts from one dominated by sellers to one dominated by buyers the best agents will begin applying more sophisticated marketing techniques to make their listings competitive.  One way to begin shifting this perspective is to empathize more with the buyer's situation. A potential buyer moving to the Triangle region not only has somewere between 16,000 to 18,000 choices in the Triangle Multiple Listing Service, but he or she also has several distinct communit...

This week I have been scheduling and gather quotes.I have a listing.I represent both buyer and seller. The home is a rehad. The home has been 100% renovated except for the crawl space. The home was built in 1960 and has some wood root in the gurter and a few more places in the crawl space. The inspector suggested a Structual Engineer evaluate, but then did a wink wink a General Contractor will be able to make these repairs, another wink wink wink a handyman will be able to replace all of the rotted wood and the home will be fine.Buyers are concerned - they want the repairs done prior to closing, and the repairs to monitored by a structual engineer. The seller is ok with this. The problem has been quotes ALL OVER THE BOARD. I have had 3 to 4 contractors head over to the house and only 1 quote...
