 As you can see in the chart below, summer is not a good time to sell your house in Duck. The difficulty  for buyers getting into the homes during the summer is the biggest drawback to selling your home in Duck during the summer. The vacationers renting these houses have the option of not allowing showings during their vacation, and most of them prefer to be left alone and not let potential buyers in. This, coupled with the traffic and lack of lodging make the summer not an ideal environment to purchase a house.  Duck ocean front home prices are still on the skids. The numbers fell all across the board from the number of solds to the median and average prices. Hopefully the town will get the beach nourishment project pushed through to fix that problem. Prices are not going to stabilize until the ocean front beach does. Home values in Duck never really saw the drastic decline that affected other areas of the Outer Banks after the crash and recession. While Duck was able to hold onto more of it's value, home prices are not going up in Duck just yet. Sales are steady and there are plenty of buyers for houses priced at their fair market value. 75 houses sold in all of Duck in 2015 so if you can sell for less than was paid in 2005 there is a market ready to accommodate your needs.The 2015 median price is only down 21% from the median high in 2005 when the market was out of control. This is not a bad number compared to other locations which saw drops of 50% in value.
