Edenton Subdivision, Clayton NC, Market Update.     Edenton Subdivision on Buffalo Road on the outskirts of Clayton has some beautiful large wooded lots, the homes range in size from about 1550 sq ft up to about 2400 sq ft.    Prices range from the low $170's to about the mid $250's, from April 2009 to October 2009 there have been five homes sold a high of $230,000 and a low of $182,900, the average price per square foot was $96. The average days on market was 141.   Riverwood Athletic Club Subdivision in Clayton NC is one of the larger subdivisions in Clayton. It is located about ten minutes from downtown. It is a planned community in that it has an elementary and middle school, shops, fitness center, swimming pool,creative learning center all within the subdivision.         The community has multiple housing options from townhomes to estate waterfront homes. Prices start at just over $100,000 and go up to $500,000. There is a full fitness center in Riverwood with a very active swim club. Clayton Zip Code 27527 Named In Top Ten By BusinessWeek. Clayton, North Carolina specifically the zip code 27527 was named number # 10 by BusinessWeek for having the best schools in the most affordable zip code in the whole country.   The piece mentioned Riverwood Elementary and Middle and also East Clayton Elementary. Mountains To Sea Trail in Clayton NC. The Mountains to Sea Trail is a 1,000 mile route that links Clingman's Dome in The Great Smoky Mountains National Park to Jockey's Ridge Park On the Outer Banks,(love the names). Currently there are 450 miles of trails open. Southwick Farm Subdivision in Clayton NC is a wonderful subdivision of homes 10 minutes from downtown Clayton and thirty minutes from Raleigh. Homes are priced from the mid $140's up to the lower $200's, there are ranch style homes and traditional two stories, some homes have two car garages while others have gravel driveways. The lots are mostly an acre and bigger with the majority being wooded lots. There is a homeowners association being formed as this post is being written. Wyndfall Subdivision, Clayton NC Home Sales Statistics Home statistics for Wyndfall Subdivision in Clayton, North Carolina. While homes in the subdivision have fluctuated with the peak in 2005 and a rise in 2007 the sales price has risen year after year. The average sale price in 2005 was $119,015 while the average sales price in 2008 was $139,128 and 2009 year to date the average sales price is $140,167.   307 Wyndfall lane NC sold in 2008 for $147,451 and sold again in 2009 for $151,000 however as with all of these figures you have to keep in mind that closing costs may have been paid by the seller and may not be reflected in the sale price. I know, crazy fool! What is he thinking?Well let me explain, I am talking about the figures just released from the town of Clayton, North Carolina where the building permits issued for new construction in the last fiscal year were 103, compared with 272 for the previous year. Not to single Clayton out but rather to use their numbers as an example of much of the area, in fact Clayton has done a very good job of managing its growth and looking to the future and will weather this storm in great shape.How can this be a good thing? First of all, where would we put all those homes if the pace had kept up like that. How would all those people get to work? What schools would they go to? A Clayton NC Home Inspection last week turned up several minor issues and one structural problem. When inspecting the crawl space we noted the soil around a block pier was cracked and slightly lower than the surrounding soil. The pier was slightly leaning and it was no longer in contact with the girder above it; pier is supposed to support the girder. The pier sunk and a PE will need to evaluate further to determine if the pier has stabilized or if work is needed. Also, during our Clayton NC Home Inspection, we found a good deal of wet soil and foundation wall - gutters and grading changed were needed at this home. We completed a Clayton NC Home Inspection yesterday and found the heating system to be in need of repair. The temperature split for this heat pump was inadequate and we told the client a mechanical contractor needed to evaluate the unit. During this Home Inspection we found several other items that needed repair but the heat was the most significant.
