2020 Final Home Sales Data Signals Strong Expectations for 2021 What is the outlook for 2021 in the real estate market? I think taking a look at the year of obstacles, 2020, is a great place to start making projections.  Last year, the year of the pandemic, sales out-performed 2019 by 5.5%. I know that’s difficult to believe but, really, everyone needs housing and now that we have been ‘exposed’ to the effects of a pandemic, we now know how valuable housing really is. Spending more time at home than ever before, needing more space for home-schooling and for office space for ourselves, we felt the pressure to get out and find more space. Here’s how the market fared for 2020, including final numbers for DEC 2020: • Charlotte-area home sales continue to show increasing signs of stabilizatio...

Market Report JAN 2021 - How's the Real Estate Market in Providence Springs?    Providence Springs, being a community of only 128 homes, typically does not have a large selection of homes on the market - low turnover year-after-year.  Some years, there are more relocation sellers than others and we are seeing a bit of a slow down in the relocation business this year. The economy continues at a steady pace, as our Providence Springs market improvements continue to demonstrate.  If you're a buyer, interested in a fabulous, neighborly community on the NORTH side of Highway 51 in a great school zone, visit www.ProvidenceSpringsInfo.com for more information on this popular Charlotte luxury community.  We know that you won't be disappointed! Here are the market stats for Providence Springs: Av...

When a homeowner can no longer pay off their mortgage in Charlotte, NC, the house may be foreclosed. However, a short sale is a better alternative to an eventual foreclosure. In a short sale, a house sells for less than, or short of, the amount left on the mortgage. This frees the homeowner of the financial burden of the house. This money is paid directly to the bank and not the homeowner.  When a homeowner is in true financial distress, a short sale may be the best option for all parties. For the homeowner, once they sell the house, they are free of the mortgage that they were unable to pay. This comes at the expense of a hit to their credit rating though. For the bank, if the homeowner is incapable of paying in any form, a short sale is preferable. A foreclosure can cost the bank more...

SELLERS: Update it, Fix it and Achieve Exceptional Results Selling Your HomeI thought I would share a recent comment by a seller whose home had been listed before, but with no serious Offers. When informed that there were several items that needed updating and repaired, the husband said,  "If they don't want my house the way it is, we can wait for the next buyer."WHAT?  So no one has explained the current market conditions and how buyers want EVERYTHING done? Yes, it's a sellers market but, that doesn't mean you want to 'settle' for a lower price. I am seeing buyers who do not want anything left for them to have to update - even simple paint in a room or two! Everyone who is working during the pandemic, seems to be working MORE from home than they were when they were commuting to their ...

A short sale is a favorable alternative to a foreclosure. This is especially true as in regards to its impact on the homeowner’s credit score. A short sale in North Carolina can remain on your credit report for up to 7 years. But, with proper management, it is possible to get a new mortgage in as little as two years. There are two options for anyone who is completely unable to pay their mortgage. It can either end up in foreclosure or end in a short sale. However, not everyone may be able to secure a short sale. For those who do, they should be glad. It is preferable to foreclosure for the homeowner.  What Exactly Is a Short Sale? For many people in Charlotte, NC, and the United States overall, it is difficult to pay off a house in full from the onset. Homes are expensive, and without a...
