Tax Credit Bill Signed, Sealed and Delivered On Friday, November 6, 2009, President Obama signed  a bill which will extend the $8000 tax credit for *qualifying first-time home buyers through June 2010.   First time home buyers will receive the $8,000 Federal tax credit if they: 1.  Sign a contract by April 30, 20102.  Close on the home by June 30, 2010.   The new bill will also provide a $6,500 credit  for current  homeowners who purchase a new primary residence, and have lived in their current home for at least five of the previous 8 years. *The bill has a few provisions including: Single tax filers who earn up to $125,000 are eligible for the total credit amount. So it passed. The once in a lifetime event had come back again! This time, bigger and better than ever! This is not knocking it. I, for one, was in strong hopes, that the tax incentive would be delayed until this one had run its course. It should give us all a bit of prosperity in the Spring. It should help give all our home sellers a bit of relief-and our buyers more opportunity. The new tax incentive...April contract, closing in June...seems to correlate perfectly with our market. Earlier this week, the U.S. Senate unanimously passed an extension and expansion of the homebuyer tax credit. This morning, the House of Representatives approved the agreement reached in the Senate by a vote of 403-12. The bill has now passed both chambers and is awaiting the President’s signature, which could be as early as tomorrow! Below is a summary of the new modifications in the extension and expansion of the tax credit: 1) The $8,000 tax credit will be extended and available for first-time purchases before May 1, 2010. 2) A new $6,500 tax credit will be available for repeat buyers who purchase between December 1, 2009, and May 1, 2010. Beverly Woods is a great neighborhood nestled in the South Park area bordered by the Mountainbrook, Beverly Woods East, and Bellingrath neighborhoods on one side and by Park Road on the other.  All of the neighborhoods, including those of Carmel Woods, Foxcroft, Myers Park, and Eastover have many wooded areas and streams that are still home to an abundant array of wildlife.  Consequently, it should come as no surprise to anyone when a coyote was noticed lurking about in Beverly Woods.
