Is Bank of America Leaving Charlotte? My personal feeling is that BOA isn’t going anywhere!  Does it really matter where the CEO lives?  In this day and time, with all of our technological advances and the increasing ability to do our jobs from the office, our homes or the beach and the video conferencing capabilities that we so often use, I can't imagine why this topic has gotten Charlotte residents so up in arms over the location of the new CEO of Bank of America.   Bank of America owns far too much real estate here in Charlotte that to sell it and purchase FAR more expensive real estate in NY in this market is, in my opinion, simply ludicrous!  And, to whom are they going to sell?!   Another consideration is the cost of relocating their personnel to NY .  Imagine the taxes that they'...

Thursday's Charlotte Observer's headline story declared "Charlotte Home Sales Rebound," a boost of good news just when the Charlotte real estate market needed it most!  The article provides statistics from the Charlotte Regional Realtor Association, illustrating that sales of single family homes, townhouses and condos were up by 19.6% from sales a year ago in October, 2008.  This is the first gain in home sales in the Charlotte Region since February, 2007, when Charlotte, NC began to feel the fallout from the national housing crisis, according to CRRA. Charlotte, NC Real Estate is beginning to see signs of recovery and Lake And Town Realty is reaping some of the rewards. Here is a recent article from our local newspaper that has documented a few reasons and stats to the upswing of sales. So, we are a hopeful Charlotte real estate community. The Charlotte market seems to have picked up! Yeah! Our web site is enjoying quite a bit of new activity and the phones have started ringing with past clients expressing interest in buying and/or selling or both.  Along with new ones, it feels great to feel our housing market starting to move again! No telling what the draw is, but it may have something to do with the recent extended, modified tax legislation. At this point, something has started to stimulate our market, and that is the most logical tipping point that comes to mind! My thoughts? Bring it on, we'll give you a big southern welcome!

How Did The Over $1M Market Get So Messed Up? We know there is a lot of inventory- 54 months according to my last post based on the first 9 months sales of this year... an almost 5 year supply of homes. Does the word sub-prime, or Pick-A-Pay mean anything to you? Or my preferred term, Junk Financing? Looking back, way back all the way to 2001, I charted the growth of the Over$1M market in the Carolina MLS. It is important to note, the slow but steady growth from 2001-2003, and then the sharp rise in 2004-61%, or an additional 82 homes. Thes 82 new 1M homeowners represent 24% of all the over $1m homes sold in 2001-2003. So what happened in Charlotte to account for this massive influx of new money - 82 homes to be precise...
