Earlier this month President Obama signed a bill extending the first time home buyers $8,000 tax rebate.  Included in that bill is an expansion of the original plan to include existing homeowners.  The expansion provides a $6,500 tax rebate for qualified buyers who already own their home.  Both tax credits will be in effect until April 30, 2010. These provisions offer a tremendous opportunity for first time home buyers and certain existing homeowners to buy a home before the April deadline. Looking for snippets of good news in the real estate market, I has happy to see that the Federal Housing Finance Agency (FHFA) just announced that US House prices increased .2% from the 2nd quarter of 2009 (seasonally adjusted).  Over the past year, from the 3rd quarter of 2008, housing prices have declined by 3.8%.  There was no change from the price index from August to September, 2009. Analysts at FHFA, while cautiously optimistic that this data could indicate a stabilization in the US housing market, also point out that high unemployment and a rise in mortgage payment delinquencies and foreclosures could forestall a housing recovery in the near future. Paul Slaybaugh's recent featured post, prompted me to expand on the comment that I made on his blog.  Often, the consumer is the last to know what is truly happening in their local market.  During the past year, numerous Charlotte buyers, who were under the impression that because local newspapers were printing national statistics, this same data applied to our local market.  This misinformation resulted in missed opportunities due to the fact that the buyers were convinced that they were going to be able to purchase property for up to 50% off of list price.  The 50% off price purchase was never an option in our market but, buyers were fearful that they would not get the 'deal' that they had heard that they would. Who knew?!! A few years back, I was sitting at the service station, and the gentleman sitting next to me, started telling me about this pack of coyotes that was hanging around near his home. He was bringing his pets in and keeping a close eye on things. He also listened intently, as they howled night after night. It was a great tale, but they had become a bit of a problem to him. His home was a little rural, but still well within the city limits of Charlotte. So, imagine my surprize this past Sunday, when the local paper did a story on an outbreak of coyotes within center city! This includes sightings on front porches-right in Myers Park-where the who's who of Charlotte live.
