I read a great article yesterday on cnnmoney.com. It was discussing the home values of the 299 biggest real estate markets. they were talking about how prices were in relation to the market values in the area. As a seller the news was good. As a buyer the news was great. Charlotte area was tied for 15th place among the 299 markets for the most undervalued home prices. What does this mean?Well it means that buyers are buying the homes for an average of 6% less than the market value of the home should be. For buyers that means they are purchasing homes for a slightly better value than the true market value of the home. for sellers, it means they are getting close to the market value of what there home should be. How is the Charlotte real estate market different than it was 3 years ago?  Or even 5 years ago?  I am suggesting that the basic economics of buying and selling real estate are not all that different.  For sure, the prices are different.  And it's more difficult for sellers that need to sell.  On the flip side, maybe that makes it easier for buyers to purchase a home they want for a price they can pay.  I won't offer an opinion on whether I think a sellers market is "better" than a buyers market.  But one thing that is absolutely true is that Charlotte real estate - and real estate anywhere - is, in fact, a MARKET.  Simple economics state that when supply is low and demand is high, then prices rise.  Of course what we have now in many parts of the country (including the Charlotte real e...

If you want a newly constructed home, and want to also cash in on the tax credit (whether it's $8k for first time buyers or $6.5k for previous owners).... Time is of the essence. Your home has to be under contract by April 30, 2010  AND it must be finished and closed but June 30, 2010. If you were unable to take advantage of the tax credit in it's original format...You were lucky there was a reprieve last November. Recently I was asked by someone why they should move to Charlotte area and what did it have to offer them.  Being a Yankee from Connecticut and transplanted here almost five years ago it was easy for me to explain the benefits of moving to the Charlotte area.
