It seems a few residents are not happy with our new Mayor.  In one of the wealthiest areas of Charlotte, he is proposing a low income housing project. On the Charlotte-Mecklenburg website, the information for the rezoning at the corner of Marvin Road and Ardrey Kell has been updated. Go here for more information. For the proposed rezoning just south of Ballantyne Country Club, there are some important dates coming up. On March 10 or before, the developer will hold a public meeting. On March 15, 6 p.m., there will be a public hearing with the City Council; supporters and opponents of the proposed re-zoning can state their issues and concerns. In any transaction, anything can go wrong, not just in real estate.  The only alternative is to resort to some sort of mediation, be it legal or arbitration with the governing board. As a Buyer, when under contract with a Builder or seller, and you are not able to get financing, guess what, you cannot buy!  Now if you really want that house, your obligation is to that seller, or builder.  Immediately you are to notify them, in writing, that you were unable to get financing from your lender, and that you would like to look for another lender.  However, you do not have to keep looking for a lender to give you a loan if you've decided to not purchase the home because of no financing.  Especially if you've made application with one of the builder's "Preferred Lenders."  But, if you are seri...

Today I went on one of those tours a builder in my area conducted, and it was nice.  What I've noticed, across the board, is builders are definitely serious about selling their homes.  They are adding nice upgrades at minimal cost, to entice the buyers to buy.  Makes me excited about showing their properties to my Buyers. On the other hand, history has proven that a new home bought is like buying a new car.  The minute you drive it off the lot you've lost value.  I've heard many cases of buyers of new homes being so distraught over the fact that their new home is not worth what they paid.  To this I say, Incredible. I received a letter in the mail yesterday from my HOA. I purchased the home we are in back in November and did my due diligence to get a copy of the restrictions and covenants before i moved in. I was quite surprised by the amount of different agents i talk with, who do not even consider getting a copy of the deed restrictions and any Homeowners Association Covenants for prospective buyers. I personally feel that should be readily available when you are looking at a home. Especially being from up North; where a Homeowners Association basically only applied if you owned a condo or a town home. I make sure each and every one of my buyers know if there is an HOA and if there are any deed restrictions on the property before they put an offer in.
