Charlotte, NC was not supposed to be strongly affected by the housing downturn.  Everybody in Charlotte was told that we would be one of the last cities to feel the housing slump and would be one of the first cities to stabilize.  This has not played out theway that everyone expected.  Worries about Charlotte's real estate market did not really scare the public until Wachovia was bought by the San Francisco based Wells Fargo.  Charlotte is known as a banking city.  The scare ooccurred again when there was talk of Bank of America being moved to New York.  Now that we have a new CEO located in Charlotte this has been forgotten.  The city has always attracted a large amount of young college graduates and has always had the jobs to support the growth.  Since Wachovia was bought by Wells Far...

Credit is so important in today's American economy.  You see commercials telling you there is an Obama stimulus plan that addresses helping those with high credit card amounts to call for debt assistance.  Why?  Because, in America, as we all know, Credit is King! If you are contemplating buying real estate, your credit is one of the things that gets you qualified for a loan.  Today, in order to qualify for a low down payment loan program, like an FHA loan, you must have at minimum a 580 credit score.  Now I'll be very honest with you, that may be the FHA guidelines, but most lenders today are not really taking a risk with borrowers with such a low credit score.  The lowest I've seen is a 600 credit score.  Even the county and state loan products require a minimum of at least a 600 midd...

  Whoop-dee-doo! Our residential building permits went up in January...a nice jump! I say whoop-dee-doo rather sarcastically, as although this is a great thing for the builders and those that represent them, it is not such a terrific thing for some of our neighborhoods. Why? It appears that Charlotte is one of the more viable markets for a national builder. They can still build and sell here, (move the product) which helps their bottom line support other market places. All good. Here's the rub: To make these homes more attractive to the first time and move up buyers, they have modified both the plans and the prices in their existing neighborhoods. i was inclined to write about a 203k loan today after showing a home yesterday.  My buyers were in need of a new home.  They were interested in something that they could put a little "sweat equity" into.  As long as the repairs to the home were not going to be to extensive.  In our search they found a home that they liked.  We went out to look at the home and found the work to be more than we both anticipated.  (it was a bank foreclosure).  Thus the disclosure did not state the extent of the work needed on the home.   I recommended they look at a 203k loan.  I got one of those looks you get when someone thinks you are talking to them in a strange language.  I explained to them the basics of the loan.  It is a mortgage where the bank gives them a loan for the the home and the needed repa...

While speaking at the NARI meeting I met some guys from the ReStore for Habitat for Humanity who told me about a program they have where they come out to your project and demo for you at no cost if they get the cabinets and things they demo. What a great idea. I hope that someone from the ReStore will comment on this further. This is where I found shower curtains for $5 for all of my apartments. Later I had to pay $19.95 for a single one. This is a bargain outlet and they were new materials that someone had overbought and donated to the ReStore.  This is a way for you rehab contractors to make a little more profit and most of all it allows us to reuse some of these items from an older home that would have gone to fill a dump somewhere otherwise.
