Wordless Wednesday - I Saw the Savvy Sign I was gifted a super soft, perfect-fit of a sweatshirt yesterday and excitedly brought it home to show Ray. I laid it over the chair at our table and realized that I have been in love with Tiffany blue for decades! Yes, I went home (to Savvy + Company brokerage) after 7 years but, I never stopped choosing the turquoise blue when it came to everything from clothing to furniture...and even dog dishes (see photo - dining chair, rug, bar chair and dog dish)! Here's the full photo: I saw the sign before I ever really saw the sign!! Mariah Hinds Dog Training - Charlotte & Fort Mill Areas ⭐⭐⭐⭐⭐WOW! What a wonderful experience having Mariah train our puppy, Madelaine. From start to finish, Mariah was very organized when she visited our home to give Maddie private ‘lessons’ even before we enrolled her in Mariah’s puppy school. My husband has some physical challenges and Mariah didn’t flinch when we asked how we could train our then, 4 month old puppy, taking those limitations into considerations. She rose to the occasion AND THEN SOME! Mariah was incredibly knowledgeable & accommodating to my chaotic schedule. She later got Maddie into the classes on the dates that we needed and she was extremely timely and communicative throughout the ENTIRE process. Our Maddy came home each day, showing remarkable progress; she was ...

UNDER CONTRACT IN SHERWOOD FOREST IN CHARLOTTE'S UPSCALE COTSWOLD AREA5319 ROBINHOOD ROAD  It took my client almost a full year to find her "forever" home.  I'd helped my client purchase her current 2-story home some 20 years ago, but with  retirement looming, she wanted one-story living to eliminate as many steps and stairs as possible, both for herself and her three dachshunds. In the past year, we've looked at numerous one-story homes in the south Charlotte area... and it was a bit like the Goldilocks story... none of the beds (houses) were quite right. Until we went to see 5319 Robinhood Road, that is. We wrote an offer two hours later and within a an hour we had an accepted offer. 5319 Robinhood Road is a 2,600 square foot, ranch home built in 1956, featuring 4 bedrooms/3.5 bathroo...

Counterpoint (to my own point -  The Great Resignation) - Quitters RemorseThe Great Regret - The Grass Isn’t Always Greener Due to the pandemic shock, the power balance in the labor market shifted strongly in favor of workers, resulting in the "Great Resignation" where over 100 million Americans quit their jobs during 2021 & 2022 in search of better pay, benefits and/or career opportunities or simply retirement. I have friends who did this and are now regretting having done so…and are currently in search of gainful employment.   Why do one in four of those who resigned regret their decision?  The most common reason being that they left without securing a new job, many finding it more difficult than expected to secure a new one. Additionally, some regret quitting due to missing their old...

The Great Resignation I took a CE course this week with one of my favorite instructors who had a discussion about real estate trends. The pandemic's equivalent to an economic unrest or side effect (as a result of the pandemic) was of interest to me as I have had several clients making real estate moves as a result of deciding to take very early retirement. So, I did a little more research on the topic. Here's what I found...In April 2021, the US experienced a significant increase in job resignations, with over four million Americans quitting their jobs in a single month, which led to the emergence of the "Great Resignation" trend. Many were seeking better opportunities, whether it was better pay, working conditions, or career advancement, and with job openings at an all-time high, they f...

How Buyers Can Succeed In A Changing MarketThe market for Charlotte homes is shifting rapidly, creating both pitfalls and opportunities for home buyers in the months ahead. Analysts disagree on where the market is headed, but it’s clear seismic changes are underway. In February, for the first time in eleven years, home prices fell. While prices are still high, they’re significantly lower than their peak in early 2022.There are several solid reasons for cautious optimism for a recovering home market. The overall economy remains robust and resilient. While there are concerns about inflation, global uncertainty, and recession, we can’t ignore many positive indicators, including the cooling of home prices, increased home construction startups, and declining mortgage rates. Little surprise t...

Charlotte Metro Regional Market Report APR 2023 (Final MAR 2023 Data) The metro region had a significant increase in month-over-month sales in March compared to February. Sales were up 40% month-over-month, which is the largest month-over-month jump in sales since March 2021. Some highlights include: • The inventory of homes for sale has increased 61.7% to 4,835 year-over-year in the Metro market. • Despite the increased inventory, the Charlotte market is still in a tight and challenging seller’s market. Even with the multiple Offers that are ‘the norm’ in many neighborhoods today, sellers don’t have the same strong position that they had in previous years. So, PRICING IS KEY to attracting buyers and to sell quickly.  • Multiple Offer situations have been being reported since the start ...

Palisades Neighborhood in Charlotte, NCReal Estate Report & Neighborhood Spotlight: Quarter 1 - 2023 Charlotte's Palisades neighborhood saw a 17% increase in the average home sale price in Quarter 1-2023, as well as an increase of 23% in the median home sale price compared with the previous three months. While the list to sale price ratio declined 2%, it was, nonetheless, very respectable at just under 99% (and almost 1% higher than in Quarter 4-2022). The days on market increased to 49 days, but was still lower than the 58 days we saw in the Fourth Quarter 2022. No doubt the higher home prices and list to sale price ratio comes from the 44% decrease in the number of homes for sale.  PALISADES HOME SALES SNAPSHOT: QUARTER 1 - 2023 MEDIAN SALE PRICE TRENDS FOR HOMES IN THE PALISADES(ROLL...
