Are We All Aware,  of Email Scams and Phone Scams?  If you are not on high alert yet, you might want to be! When you get an email or a phone call, make sure you know who you are talking too, before you provide information to the person, that is either calling you or emailing you.  When you get an email from someone, asking you to down load some thing, be careful.  Some times the email is coming from someone who is trying to get into your computer or smart phone and trying to get information you have.  Make sure you know, what you are down loading, before you down load anything.   I get emails quite often,  that want me to down load some thing from credit card companies or from social security or tax offices, quite often.  Do not do this before you investigate, who the info it is from. Life is a Story: Real Estate - It's All About Resale What I find fabulous where it relates to what we do for a living, is that we see SO many wonderful homes, with personal touches and/or style that taps our creative juices. I'm especially guilty of going into homes with buyers and, after having previewed the home, almost running in to share my favorite thing with them, about the home!  Nine times out of ten, we name that home, whatever my favorite thing was. Yes, my clients name their homes because it helps them remember the homes they toured - especially after seeing several in one day. We can encourage them to take good notes but, most of the time, they are so excited to tour the home that they don't actually jot anything down. Naming the home is a good way to bring back the homes in...

Life is a Story - Make Yours a Bestseller While now is not the time, eventually our lives will calm to a point that I can literally pen that 'best seller!' Well, I can dream, right?!I have been a lover of the water my entire life. My Dad was stationed in Biloxi, MS and we lived in neighboring Gulfport - a block from the freeway that separated the city from the sandy beaches of the Gulf coast. Because of the climate there, we walked to the beach nearly every day. While I had learned to water ski on a lake in VA at a very young age, I had the opportunity to learn to sail while we were in Gulfport as a teen. I knew then that I had to live on a body of water - wherever I landed as an adult.  My best friend in high school (when we were living in Hickory, NC - retired USAF) lived on Lake Hick...

How Important Are The Words, Thank You? When someone calls me,  on the phone,  I have learned, how important it is saying "Thank you for calling me".  Some times, in our busy schedule, we can some times, forget to say these two words but they are very important words to say, to others and mean them, as we are communicating with others in our phone call, to see, just how we may assist and help others.  This may sound like a small thing to say but so many forget to say these simple words.  These simple words, will have a big impact on others and are also common courtesy, that we all need to remember to say. How many of us,  need to remember these important words?  I know, just how important these words are in my line of work and how people like to be remembered and how much I appreciate t...

Speechless Sundays - Something to Write Home About or Is It? Many moons ago, in college, the bar to reach was whether or not there was something to write home about or not! Well, as an adult, I have joked many times about this level of measurement! This time, I think my Dad would be so proud of me, growing my own vegetables and, more importantly, sharing the harvest with others.  This year's harvest should be the best one I've had - well, let's just say, in decades! Several have savored the lettuce so far this year and we expect many others will be able to enjoy the next harvest - tomatoes.  Tonight's dinner was a simple BLT and some jalapeno poppers - both were abolutely delishous...Have a great week ahead!

What Happy Home Buyers Are Saying About Nina Hollander's Service: "You know your stuff..." Nina Hollander with Coldwell Banker Realty in Charlotte, North Carolina is pleased to share this 5-Star Review from special clients who were referred to me by a previous client who had moved away from the Charlotte area to Illinois some 14 years ago. It's always so gratifying that previous clients who no longer live in the Charlotte area care enough to refer their friends after so many years. These clients had been waiting for a work transfer from Los Angeles to Charlotte for more than 10 years. They had pretty much given up hope when an opportunity to move to Charlotte was presented to them.  We had exactly eight weeks to find a home and close on it before they would be homeless in Los Angeles. ...

THE Most Asked Question in May, 2021 - Should I Buy NOW or Wait? Quite frankly, we've been being asked this question for well over 2 years. If you consider only the last year of appreciation that the Charlotte Metro area homeowners gained, an 11.6% increase - yes, in ONLY one year - that will tell the story about our hotter-than-hot market! To show you what that looks like in dollars - if you paid $500,000 for your home one year ago today, your home would now be worth $558,000. Note that this is our entire MLS - some areas have realized less appreciation and others, more.   If you’re thinking that waiting a year or two to purchase a home will mean you’ll save some money, think again. With the market as hot as it is, home buyers will still realize appreciation, even after paying what see...

Does the Ability to Pay Cash for a Home Purchase Matter During this Strong Sellers Market? Of course it does! It matters a LOT! We used to proclaim that ‘Cash is KING’ and sellers were all over the cash Offers - even lower than list prices were coveted. Sellers knew that buyers obtaining a mortgage could easily have an issue during the lending process - small or complicated - and the deal was toast. Sellers had to start all over again and then struggled to get anywhere near their list price again. So, cash WAS king!  The market slowly began to stabilize and mortgage requirements were stricter and pre-approval letters were strong. Buyers submitting Offers with a mortgage option were on a more level playing ground than cash buyers. Then, cash buyers offering sub-list prices were no longer...

Charlotte makes Realtor.com’s Top Ten Markets The growing demand for Charlotte homes has secured the greater Charlotte area in the third spot in Realtor.com’s forecast for the top 10 housing markets in the country. The report notes that the most desirable markets tend to be tech hubs and state capitals, and Charlotte has an abundance of tech and banking companies, with more planning on moving in or expanding operations here. Of course, the health of both the region’s and nation’s economies plus continued low mortgage rates certainly factor in. Realtor.com forecasts that home prices in their top 10 markets are should increase by 6.9%, and that sales activity will grow by13.1%.Our local market figures certainly back up these predictions. Latest news on the Ballantyne real estate market in April and what it means for you...  Ballantyne remained a seller's market in April 2021 due to the continued lack of inventory, which dropped over 56% year-over-year. Months supply of inventory was down 60% compared with April 2020 to 0.6 months of housing supply. The drop in housing inventory year-over-year resulted in lower days on market. Closed and pending sales increased year-over-year... at least partially because of the drop in homes sales due to the lockdowns in April 2020.  Average Ballantyne home sale prices surged 21.2% to $511,885 in April 2021 compared with the same month one year ago.  Median home sale prices increased 14.2% to $442,500 in April 2021. Home sellers received a median 102.6% of list price in final sale price...
