The Housing Bubble Discussion Again?  🏘  I can’t tell you how often I am asked when I ‘think this bubble is going to burst.’ The ‘mockingbird media’ tends to believe that we are in the midst of a major bubble and that we are soon to be in a world of hurt! Charlotte Metro Housing Market At-a-Glance, April 24, 2021  It’s been a wild 12 months in the housing market - oh, what a ride! Sales are up, prices are as well, and days on market are pushing downward.  Raintree Neighborhood in South CharlotteReal Estate Report & Community Spotlight Quarter 1 - 2021 Raintree neighborhood in south Charlotte with over 1,700 homes is a perfect example of how critically low listing inventory is throughout the Greater Charlotte area. Just 11 single family homes sold in Quarter 1, 2021 and just 10 homes were listed for sale. This lack of inventory drove home sale prices up by 11.47% and reduced days on market to just 10 days from 14 days one year ago. Townhomes and condos in Raintree were also in short supply in Quarter 1, 2021.  Southampton Neighborhood in Charlotte's Ballantyne AreaReal Estate Report & Neighborhood Spotlight Quarter 1 - 2021 Southampton in Ballantyne saw just one home sell at a sale price of $388,00 during the first quarter of 2021, one less than the number of sales in the first quarter of 2020.   Ardrey Crest Neighborhood in Charlotte's Ballantyne Real Estate Report & Community Spotlight:Quarter 1 - 2020 Two homes sold in Ardrey Crest during the 1st Quarter 2021 compared with four homes that sold in the same quarter of 2020. New listings were down in the first quarter 2021 -- just three compared with five one year ago. Both average and median sale prices were up compared with one year ago. The average sale price was $440,200 and the list to sell ratio was 94.7%. At the end of the 1st Quarter 2021, no homes were listed for sale in Ardrey Crest. Average sale price in the first quarter was $599,167 (about $20,000 higher than in the previous quarter).
