I had lived in Chapel Hill for years, driving over Jordan Lake many times, but not really knowing what is was like to be actually out on the lake. I didn't have a very good idea of how large the lake is and how much fun people were having in my own back yard until a friend took us out of their boat. I thought I would make this video to give you an idea of what one version of an afternoon on Jordan lake could be.     Happy Summer! Here are the market statistics for June and comparasons with last year. Chapel Hilland Carrboro Chatham County Orange County Durham County Hillsborough Sales have been up mostly I think because of the rush to take advantage of the tax credit but with the incredably low rates and and some real deals available I expect the market here to be stable. The really desirable homes that are priced right still sell quickly and I would advise being careful that you don't buy a dog just to get a good deal because the homes with problems are hard to resell even in a good market.

A juvenile prank or someone's opinion of what is or is not art? It doesn't really matter. What matters is that someone felt compelled to make off with a large sculpture installed in front of the financially troubled Chapel Hill Museum on Franklin Street in Chapel Hill, NC. The sculpture was on lease from a Florida artist and intended to be on display until October of this year. I received a call today from a prospective client who called on a property that I have listed for sale. Although the property is not listed "For Rent". The prospect wanted to know if the owner would consider leasing the property for at least a 1 year term. After discussing the North Carolina Agency Disclosure I went on to have a qualifying discussion with prospect and based on the information provided asked why the prospect was not considering buying rather than renting. He answered my question by launching into a Tirade on how it's all a big lie that home ownership over the long term was a better finacial decision than renting and that he'd done the math and it didn't add up. The data that I've seen indicates that homeownership begins paying benefits at around the 6th year of ownership...

Closed home sales in the first quarter of 2010 were up 13.7% over the same period in 2009. Home showings were also up for the quarter with an increase of 17.4% versus first quarter 2009. The average sales price of homes in Orange County for the quarter was $349,290, down 19.8% from 2009. The median sales price of homes sold in the first quarter was down 21.1% from $360,000 to $284,000. The real estate market in Chapel Hill and Orange County showed dramatic improvement in the fourth quarter with sales up 46.1% when compared to 2008.
