Dateline ASHEVILLE- Local Opportunities, Happenings, and Things to Consider     (Taken during a real estate closing from high atop a downtown historic building)   ASHEVILLE – Business and Enterprise   GE Aviation has a backlog of $161 billion in orders for jet engine parts made from revolutionary ceramic matrix composites-so it’s a good thing that construction is nearly complete on its new Asheville plant in the Sweeten Creek Industrial Park. “GE Aviation plans to hold a grand opening for the new plant in October. As more CMC parts are developed for jets, production will expand in coming years at the Asheville plant. While the company has conservatively committed to 52 new jobs for Asheville, more production will likely require even more workers. “With the backlog we have and as t...

Real Costs  and Caveats:  Remodel Project: Gut Rehab (3) In Parts 1 and 2 of this series we took a look at Sellers who choose to put in about $3,000 in a cosmetic updates – i.e.  granite countertops,  stainless steel appliances, and a new coat of paint simply- figuring that potential Buyers simply  will “fall in love” . And we peeked at Buyer’s Real Costs of  Up-Fitting an older home- noticing we might need to figure on a spending plan of somewhere between $ 50,000 to 100,000. We asked (and thought it would be advisable) for both Buyers and Sellers to sit down to talk with local experts –such as the Asheville rehab experts we recommend here in Asheville— as opposed to  relying on data from an online source.   In Part 3—  The Real  Remodel Project: Gut Rehab we get a more specific as ...

While reviewing a Seller’s bungalow built here in Asheville in the 1900s the Home Inspector discovered a number of “issues”. Now, as you know, “issues”(as per the list that follows in Part 2)  can be of concern. Depending on the objectives of the Sellers and their potential Buyers, this is a situation thoughtfully to be considered.     Reasonable Prices and Real Costs – and Good Questions: To keep their expenses to a minimum, are Sellers interested only in a cosmetic update? Are Buyers interested in a “bargain price”  knowing that there is lots of work to be done? Would Buyers plan to live in the home as they remodeled it?  Would Buyers need to plan for a total “Gut-Rehab” ? Seller’s Cosmetic Fix: The Sellers who choose to put in less than $3,000 in a cosmetic update may have read...

Buyer-Seller Issues, Home Inspectors, Real Costs  and Caveats (2)          The Scenario:Older home. Rental property.Inspector discovers a number of “issues” in this 1900s  attractive home.  In this case, will  theSellers chose to leave the  rehab of the rental property in the University District here in Asheville to Buyers who would deal with“Big Ticket Items” found in  many older buildings?     “Issues”-as per the list below-  depend on the objectives of Sellers and Buyers.       (We advise our clients that it’s always a good idea to give the “issues” situation thoughtful consideration before buying or selling a property.) Buyers: What about materials and contaminants such as lead paint, asbestos, mold, pesticides, and coal dust.  Sellers: Do the math and ball-park the cost for major...

Asheville Real Estate Journal Post50 Homes- Style Options   When Sage and John, a beautiful couple beginning their Post-50 adventure, decided to create a sanctuary – a wonderful dream dwelling—  it was clear to them that they wanted to build something small. They had seen an ad in an Asheville journal and were looking at a land and home package for just over $100,000. The interior would be just under 800 sqft. There would be room to add on  an accessory dwelling unit (ADU) as well. At some point in the future the idea of continuing a “family compound” might be on the table.   But now , for "aging in place" in a feathered nest, they were looking at the options in terms of styles, building techniques, and materials used. We gave them our self-mentored guide (see below) and then we sat do...

We were out on the land this week- showing acreage for conservation. So we didn't make our usual weekly visit to Brother Wolf,  the No Kill animal shelter and organization here in Asheville, North Carolina.   In addition to offering services to the community -  including free spay/neuter assistance and a pet food pantry -  and the Behavioral Counseling and Youth Education programs help promote a better understanding of, and respect for, companion animals and each other. We are especially fond of the Outward Hounds Hiking Club       Even though the summer has been a busy one, we were able to make it over to Edna's Cafe to visit the dogs who were there on Saturday...   and found "MAGIC" in the smile of a dog who had just been "surrendered"...  I took a photo of TUCKER..."enhanced" it with...

More and more these days,  people across the land are opting for homes that can work across three generations of the family.   This is substantiated by a recent Pew Research Center Report. It  pointed out that  living in mutigenerational households is on the rise. "In general, people want to be more connected. We are becoming a culture of responsibility and more meaningful relationships." Gina Canzonetta   Is this simply due to "The Economy"? Not so say a number of Asheville, N.C. homebuilders.  FAMILY HOMES  that serve across the generations are  designed with separate living spaces and an open concept central area. A universal or “all-inclusive” design allows more than one generation to live independently, but together.   In the previous post, we talked about interior features. Bu...

Asheville North Carolina is a magnet for creative and interesting people. The film industry has just named Asheville as a top city for the movie industry to thrive. We are number 1 or 2 in the top beer cities. Our unemployment is down to about 5%. However, housing in Asheville is not inexpensive. The only other area of the state where real estate is more expensive is the Outer Banks. Our inventory is at 8 - 9 year lows. Our Asking Price is creeping up. Sales have been strong all through 2013 but 2014 has lagged behind 2013 slightly. 2014 has, like most of the eastern half, had colder than normal weather so sales have slowed somewhat. We are just now catching up to the number of sales we had this time last year.             Copyright by Don Davies©

Asheville, North Carolina- Market Watch   Home prices in Asheville increased by 9.2 percent in May, compared to a year ago, pointing to continued improvements in the mountain real estate market.   CoreLogic  researchers  say that North Carolina, home prices, not including foreclosures and short sales, were up 5.9 percent. Asheville, N.C.- RELOCATION? YES!!! But unlike predictions made for other parts of the country, where a slow-down is predicted, the Asheville market may be less subject to seasonal “flow”- since Asheville, N.C.  is one of the Top Relocation Towns in the U.S.A.  Did you know that  “baby boomers” getting ready to settle in a FOR EVER Home  tell us that  Smart Buyers are tuned into that fact. A favored idea for creative “boomers” is to build a dream home.  So, atop Ashev...

AWESOME! That's what locals and tourists say about Asheville Happenings this summer. For example, take a peek at this announcement we just received and placed on our TO-DO LIST!   RiverLink's RiverMusic continues on Friday, July 11 with The Billy Sea           "RiverLink's RiverMusic series continues on Friday, July 11, featuring progressive Bluegrass and rythmic beats with headliners The Billy Sea and opening act Grammy Award winning artist River Guerguerian appearing with the Jeff Sipe Global Percussion Ensemble, Robert Mangum and Parrish Ellis.   We had to smile when we read an Asheville-based company is in the headlines having recently won an award from Green America- as Cathy Martin reports in Business North Carolina: "FLS Energy, ranked as North Carolina's fastest growing company in 2011 and 2012 by Inc. magazine, will build eight new solar farms across North Carolina."   Many of our Asheville LAND Buyers and Sellers are curious about the actual process . We refer them to the experts- a professional solar evaluation team. "Get your own feel for the process," we advise them.  It is always a good idea to get cost details and estimates-especially when considering market trends and investing in Asheville Acreages for a 1031 Like Kind Exchange. For example,  find out: 1) Will the price of a passive solar home be more than that ...

TRUE STORIES (no ads) - Asheville Acreage/Land for Sale Series - 1031 Like Kind Exchange   Recently, a large acreage investor excited about relocating to Asheville from Boston and I got together over a cup of tea.  She had found us via ActiveRain-Trulia and our Asheville Acreage and Land for Sale- TRUE STORIES (no ads) Series. The Topic of our conversation: LAND and The 1031 Like Kind Exchange-   She was interested in  “GREEN” (as in large acreage)  investment strategies. Her wonderful old brownstone was on the market and she expressed concern about how the  1031 Like-Kind Exchange would work in terms of exchanging that residential investment for LAND. But before she "took off into the wild green yonder" (see photo) as she put it, she wanted to address a couple concerns.   taking off...

LAND FOR SALE- Asheville Mountain Land -The LISTING CHECKLIST As I mentioned in Part 1 of this LAND FOR SALE series -  I saw pure potential in a large acreage, that might have appeared NOT to be in buyer-investor-friendly shape because:   • The roughed-in driveway into the acreage had disappeared under an intense bramble of grass and wild carrot.   • Most all the acreage (almost 50 acres) was overgrown.. . .       As an expereinced Land Broker here in the Asheville area, I could imagine all kinds of beautiful possibilities. Could this large acreage look something like this with a bit of TLC? What do you think?       “Let’s get on our gear,” I said to my buyer. “ARE YOU READY for a hike?” Notepad in hand, I began a listing prep checklist. I would advise the FSBO sellers later...   CH...
