In a "normal" real estate market it is estimated that the housing inventory of homes for sale should be somewhere around 6 to 7 months supply. We are at holding steady about 15 months supply on average. The news nationally, almost constantly, is about the home prices going down as inventory goes up. In Asheville, we are still seeing somewhat of a conflict with that assessment. Our inventory is at all time record highs, yet our prices are higher than this time last year. In fact, just this month, August 2008, we set an all time high on the Median Asking Price of homes at $322,000. The real area of concern appears to be on homes over $400,000. The number of sales per month compared to the existing inventory suggests a rather long term for that inventory to either shrink or see prices drop...

 Asheville, Buncombe County, NC Real Estate Market Statistics - Active and Sold - July 2007 and 2008 Comparisons Our Active Residential Listings have increased 23% from this same time last year.  The Average Asking Price has increased 4% and Median Asking Price has increased almost 5%. The real problem we face is the SOLD numbers and the SOLD prices are down. As you can see by the chart below, we have been down significantly on our SOLD numbers all of the last 12 months, yet our inventory has increased. The number Sold in July 2008 is down 18% from last July 2007 and the Average Sold Price is down 13%. Also the number of Days on Market is at the highest levels in over 5 years. There are rumbles in the countryside. Becky and Bruce are praying this means rain, but it's been a dry, dry summer thus far, and rumbles or not, the sun is hot and so are we.  Luckily, we know where the enormous old shade trees and cooling waters of Hickory Nut Creek (see photo)can be found. So, today we headed out for a picnic. Single family homes sales, which for this report include single family detached homes, condos, town houses, and mobile homes on owned land, are down year to date 27% from this same time period in 2007. By August 11, 2007 there had been 2261 units sold in Buncombe County. So far this year there have only been 1640 sold. In August 2006 at this time there had been 2507 units sold. In August 2006 the Average Asking Price of Residential properties was $444,538 and there were 2798 units in available inventory. Today there are 3422 units available with an Average Asking Price of $472,874. It appears that one reason the home prices have remained higher than in 2006 or 2007 is that the homes that are selling the most are the ones under $300,000 leaving behind the more expensive homes in the unso...

We have been visiting any number of Greater Asheville, N.C. area tailgate markets on the hunt for engaging photos about organic eats and other "good things" for sustainable living. This has turned out to be pure bon chance . An early morning adventure is one of many reasons why the Asheville area tailgate markets are special placesfor us. JULY 2008 Buncombe County is the home of Asheville, NC. Buncombe County and the surrounding areas of Asheville, Leicester, Black Mountain, Biltmore Forest, and Arden like the rest of the country, has been experiencing many changes in the real estate market, some good and some, not so good. There has been a slight change in the market conditions compared to last month, but only slight. A small bit of good news is the number of homes under $100,00 has increased modestly. A bit of bad news is that the number of homes over or close to $1 million are not moving and the inventory is still increasing. That title is not entirely true. I blog weekly on our website - www.reynoldsmountain.com - but it is not a "personal" blog per se. I'm looking forward to being an active member of this community. I have learned so much already from the posts, and I hope I can contribute to the dialogue. Asheville, NC is consistently sited in the press as one of the stable/active/long term markets remaining in the US (choose your adjective). That is relatively true, but we are definitely experiencing the same economic woes as the rest of the nation: high gas and food prices, salary and hiring freezes and of course, a real estate slow down. Vacant Land, Lots, and Acreage - Buncombe County, NC Buncombe County includes the cities or areas  of Asheville, Weaverville, Leicester, Black Mountain, Arden, Skyland, Candler, and Biltmore Forest. Vacant land sales can be an indicator of the health of the real estate market overall. Land sales in 2008 have slowed to about 55% of sales in 2007, 243 parcels have been Sold in 2008 with an Average Sold Price of $159,874, a decrease from June prices. A breakdown of those sales, year to date, looks like this: 1 acre or under - 116 parcels sold with an Average Sold Price of $88,058. 1 to 2.99 acres - 75 parcels sold with an Average Sold Price of $133,505. 3 to 4.99 acres - 20 parcels sold with an Average Sold Price of $157,086. 5 to 9.99 acres - 9 parcels sold with an Average Sold Price of $...

It was one of those perfect, clear evenings in Asheville. Not a cloud in the sky. Good fortune for the folks arriving at the  Shindig on the Green festival. Shindig on the Green is a long-standing tradition here in the Asheville area. The summer series of family-friendly community get-togethers commences "along about sundown." and usually runs until around 10:00 p.m.  We got there early.         Even after all these years, LXS could hardly wait to check out the "Jammin Tents" with music-makers warming up for their performances. (see photo) I can almost hear them now, even as I write...and I can almost see the young fiddlers' sweet expressions as they come to the jammin' tents for the very first time, novices...still a little nervous...still a little  shy...
