I went on a tour last week of the Deltec Homes factory, where they put together their prefabricated home systems. It was a wonderful experience and I learned a lot.  One of the first questions asked by a participant in the tour was if these were considered modular homes, since they were prefabricated. The answer was no. The difference, our tour guide said, was that they put up walls with the outside completed, in other words in a closed in state, but that the inside was completely unfinished. In modular homes they arrive with the plumbing, electrical and other mechanical innards already completed, as well as the finished floors and walls, ceilings and even appliances. Asheville North Carolina is a magnet for creative and interesting people. The film industry has just named Asheville as a top city for the movie industry to thrive. We are number 1 or 2 in the top beer cities. Our unemployment is down to about 5%. However, housing in Asheville is not inexpensive. The only other arrea of the state where real estate is more expensive is the Outer Banks. Our inventory is at 8 - 9 year lows. Our Asking Price is creeping up. Buncombe County Residential Sales Year over Year by Month Comparison Single family homes includes, homes, condos, town homes, as well as manufactured homes on owned land. December 2013 sales were equal to December 2012 basically, which allowed for 2013 overall sales to be the highest in many years. The Days on Market before selling decreased, which is positive, but the selling price was headed in a downward trend while the average asking price increased. One area showing improvement was the Month End Inventory. The inventory reduction will be critical to stabalizing 2014 because at 1748, that suggests we have approximately 12 months of inventory right now if no other homes are added. Over the past number of years, at least here in Asheville, N.C., "Boomers" have begun talking about "AGING-IN-PLACE"- This is a catch phrase used to describe "The ability to live in one’s own home and community safely, independently, and comfortably, regardless of age, income, or ability level." Asheville Post50 Homes   When Sage and John, a beautiful couple beginning their Post-50 adventure here in Asheville, North Carolina decided to create a sanctuary – a wonderful dream dwelling—  it was clear to them that they wanted to build something small.   They had seen an ad in an Asheville journal (see graphic) and were looking at a land and home package for just over $100,000. A nice thing about living in Sylva, NC is that it doesn't take long to get to Asheville when you are feeling like doing something "big city". We did just that last night when we went to see the Shadrack's Christmas Light Show at the AG Center Fairgrounds near the Asheville Airport.   Twenty bucks a car and you get to enter a magical space. It sort of felt like we were at an Electric Light Orchestra concert! As we entered the fairgrounds, a sign directed us to set our radio dial to a certain number and the music began. I don't know how many lights there were but it felt like a million and they were all synced to the music.   Kaid Benfield, who is the Special Counsel for Urban Solutions, grew up right here in Asheville, NC! I am a big fan of his and of his Asheville roots.
