Asheville Real Estate Journal: 1031 TODAY: Take Advantage of ASHEVILLE Real Estate Insights (1)   Big Advantages for Asheville buyers, sellers and 1031 investors    can shown up for you when you do this: Combine your insights  with the (perhaps more)  obvious categorizing, comparing, and measuring involved in the very practical art of buying and selling property. Creating a home on the Land and the securing the Land itself  in the slopes of  Asheville’s beautiful  mountains is an art form.      "Feeling the Land"   It's all about feeling the land. It reminds  me of that moment when, as the early fog clears to reveal gorgeous mountain slopes, (see photo taken on a wintry morning)  you ask yourself this question: “What does my "instinct" tell me about this property?”  What would happen i...

Asheville Real Estate Journal- LAND: Will you build and hemp? We received an invitation to attend the screening of a documentary about building with HEMP this morning.  Always intrigued with creative ways to build affordable and sustainable homes on LAND, we read the invitation with interest. The documentary-  Bringing It Home – will show mid-June (details below) as part of Asheville’s  Hemp History Week . The film was inspired by the "Nation's First Hemp House" built in Asheville for the city's former mayor.   VIDEO SHOWS "Nation's First Hemp House"     “Hemp is in the national media spotlight as a result of the recent Kentucky Department of Agriculture's lawsuit against the DEA to release industrial hemp seeds being held in Customs for the state's research pilot programs, “ a media a...

Asheville Real Estate Market Trends For the past how-many years I’ve been blogging about sustainable excellence and quality of life in our hometown- Asheville, NC. Families are drawn to Asheville, N.C., for its small-town feel, good schools and great outdoors… .”   people of all ages enjoy coming to the neighborhood tailgate markets-here's a photo I took of  the market on the University of North Carolina-Asheville  campus        “And older Americans,"  the article stated ," like the gentle seasons, health-care facilities and educational opportunities, such as the Osher Lifelong Learning Institute at University of North Carolina Asheville….”  Hey!   (photo near my home in North Asheville- a walkable neighborhood we love)   Did you happen to see the 2014 report on emerging trends in real estate by The Urban Land Institute ? Interesting! It  reports that, “…baby boomers [desire living accommodations] within walking distance of downtown areas or moving into centers for active seniors. Many people, regardless of age or physical ability, love the idea and experience of working with and/or  simply enjoying the camaraderie of friends and neighbors. This continues to be  desirable- with no age limit-  according to many older adults we speak with. Asheville is noted as a wonderful, wonderful place if you are considering relocation in retirement. In fact, here’s my annual reminder  about the Creative Retirement Exploration Weekendwhere yo...

Asheville Walkable Neighborhoods   Here in Asheville, we are lucky to have many walkable neighborhoods and there’s movement in the direction of continuing the “walkability factor” when green developers are planning. As a land broker, I love the idea of pocket neighborhoods - the promise of  positive years to come when neighbors combine efforts with an eye to the future. As you know, the subject of "aging-in-place" is on my mind a good bit these days- for example, this small space, is both functional and beautiful- The idea here is that this kind of thoughtful planning  can extend to neighborhood spaces.    So, it is no wonder then that I’m a big fan of Kaid Benfield and his blog.     Each time I’m notified that he’s posted something new, I hop over and set aside a few minutes to read ...

The future is bright when it comes to interior design for older adults, so after you find the perfect Asheville area land, start to plan for barrier-free living spaces. According to a recent survey by AARP, eighty percent (or more) of older adults prefer to remain in a lifelong home where universal or accessible design can be a focus. Is this the season where function and aesthetics coexist?  Judging from the demands of our clients, especially those thinking about creating pocket neighborhoods near West Asheville, I'd have to answer , "YES!"   But here is another good question:   Do older adults impact interior design trends? Yes  again- says Sage Companion research. Older adults account for over one-third of the turnover in homes. This fact alone brings up lifestyle questions and choic...
