Welcome to Meadow Brook condos in Branson, MO!  These pictures were taken on a hot summer day last summer while showing this condo for sale to an investor client of mine in California. Welcome to Branson's most loved 55+ Community at Lakewood Estates! There's a couple new developments in Branson for retirees but Lakewood Estates offers something that I think is a little more special than the rest. It has a charm to it that is different than the usual 55+neighborhood. Just off the roundabout at Parnell Dr. right by the Branson Landing are these wonderful clusters of retro style duplexes. Yes they are older, but many of them have now been updated. Even if you find one that's not, it's well worth it to update one since it has a great location. I truly didn't know what to expect for home sales during this Coronavirus lockdown but was pleasantly surprised that the Branson Real Estate Market did very well.  There weren't as many homes sold obviously because it has been very difficult to show them!  But other than the number of homes sold, prices were up and LP/SP ratios were great. This update is limited to get a good snapshot of the COVID-19 market.  April 1 - May 9, 2020, compared to the same time frame in 2019. I am a Branson Real Estate Broker and Exclusive Buyer's Agent, working only for homebuyers in Taney, Stone and Christian counties in southwest Missouri.  As always, please contact me or call 615-428-8500.

Branson cabins are a great investment in Taney Co MO.  I just finished a 5-year study of cabin sales prices in the Branson area, and couldn't believe the yearly appreciation for condos and chalets.  Taney County has a very healthy yearly appreciation rate of 38.39% for average sales prices.  Especially when you see that NAR posts an average (national) yearly appreciation rate of 3.7%  You can study the entire pricing tables of Branson Cabins for both Taney and Stone counties. Branson Cabins come in all shapes, sizes, and price ranges.  From fishing cabins to luxurious vacation cabins on the lake.   They make great permanent homes as well.  They are typically made from log construction with an abundance of natural light and a large stone fireplace.  Common materials are stone, glass, woo...

I just finished the Branson Real Estate Market Report for the past 5 Years.  With the NAR showing a national average appreciation rate of 3.6%, most market segments in Branson have done very well indeed.  The largest increase was single-family lakefront properties appreciating at an average of 17.2% per year for the past 5 years.  WOW!  Runner up was acreage homes on 1-10 acres, with an appreciation rate of 9.1%.  The second runner up was condo lakefront homes coming in at a 6.4% increase.  For more information, please read the full report. Also in the report are statistics from several nearby communities, such as Hollister, Branson West, Kimberling City, and Ozark. With just having moved to Branson from Nashville a couple of years ago, I was curious as to the comparison of Nashville to...

I thought it would be fun to go back 5 years and compare average home sales prices for Hollister MO Real Estate.  I like to break down the sales into property sub-types to get a better view of specific kinds of homes. Hollister is a wonderful community off Highway 65 - between Branson and Ridgedale.  You can find homes on both Lake Taneycomo and Table Rock Lake.  The homes on Lake Taneycomo are near the downtown area and Branson Landing.  This cold-water lake is famous for trout fishing.  Then you have the spectacular views of Table Rock from so many places in Hollister. If you're moving to the Branson area, be sure to visit Hollister!  Please contact me or call 417-243-0100 with any questions you have, and I look forward to hearing from you soon!

HOA Rules!  WHAT CAN POSSIBLY GO WRONG??  Plenty!   IT IS CRITICAL THAT YOU do your due diligence BEFORE  your purchase – and it will pay off with many years of enjoyment. Read all documents carefully and thoroughly! Today I listed 3 lots for sale in Branson Hills, which is an upscale gated community in the newer part of Branson, next to the RecPlex and shopping centers. In the past, lots in our area took a dive in price! Many were bought up and builders have started building again here. Several homes in Branson Hills have sold in the past year, ranging from $350,000-$550,000. The market is heating up in the Table Rock Lake area, so much so that we are having a sellers market in the lower price ranges. Unfortunately buyers are in shock when they find a home they like especially around Table Rock Lake and Branson, has one or two offers already. After years of great deals, the market under $150,000 is nearly bought up compared to 2-3 years ago.  I always tell buyers if you find something you like, Just know there's 5 other buyers thinking about making an offer. Now is not the time for low ball offers or to play the waiting game. Currently under $150,000 in a 3-bedroom 2-bath single-family home in both Stone and Taney County combined, there's 126 for sale. Just a little update on the real estate market in Branson Mo. I'm actually inserting this in my monthly newsletter, and adding more thoughts and info here to give you an idea of what's going on. As you can see the market has improved in March and holding steady this past April. Our average list price has been up there around 200K but really this is a combination of higher end lake homes and lower end 100-130 average homes. It's good to see list price and sold prices are getting closer together, so sellers are not losing as much as they were in the winter months which is typical for our area. Both of these lines spiked in March getting the average sold/list price over 150K, which I have not seen in years. So in our market we have lots of retirees, and the trend I see is the downsizing modern style, minimal home. Which we do not have for sale anywhere...Plus our average market price for sold homes in the Branson, MO area is still under $150,000.
